The applicant seeks approval to renovate the tenant space for a new anchor store/grocery store. The site is located at 1342-1430 S. Range Line Road. It is zoned B-3/Business,within the Carmel Dr. Rangeline Rd. Overlay Zone. Filed by Paul Reis of Krieg Devault, for Kite Realty. The petitioner seeks design approval to remodel the main anchor tenant space within The Centre, with a slight building footprint expansion and with a new façade.This tenant space used to be occupied by Osco and then by CVS. This is phase one of the partial re-vamp project for the entire development. Signage is not proposed at this point in time. Please see the petitioner's informational packet for more detail. Planning Department's outstanding review comments: 1. The 32-ft tall entry element: Can you make this all brick? Or,perhaps shift the EIFS sign area up so it is centered within the brick area? 2. Please raise the parapet walls to be taller in order to screen the HVAC, so that there is not a separate blank screening wall. 3. Please submit the design details of the wall mounted light fixtures on the front of the building,the sconces. 4. Please include a sidewalk or some type of safe&direct pedestrian path/walkway from the exterior sidewalk(that runs along Range Line Rd.)to the front entrance of the anchor store. (This will be discussed with Phase 2) S. Please add a bicycle parking near the front entrance,to comply with Zoning Ordinance Chapter 27.06. Also,provide the bicycle rack design details. (This will be discussed with Phase 2) Recommendation: The Dept of Community Services (DOCS)recommends that the Committee approves this item, after all comments and concerns are addressed. 2
