Wedgewood:
Our office has received a site plan to review but has not received construction plans. We issued comments accordingly on
11/1/12. The site plan submitted was not to scale. Our office has requested engineered construction plans,including a
grading and drainage plan,in order to fully review the project and ensure there are no negative impacts to the surrounding
properties or right-of-way. The site plan indicates three parallel parking spaces along the alley. Per the site plan, the
property only has 65-feet fronting the alley, and parallel parking generally requires 22-25 feet for maneuvering. Three
parking spaces would require between 66 and 75-feet,in addition to any buffering required. The developer has indicated
a rain garden on the site plan for stonnwater quality and detention. Since this is in excess of the stormwater standards for
this size site, the Engineering Department appreciates the developer's desire to construct this stormwater improvement.
McDonald's
The developer has made changes to the south entrance to the site,per concerns from the Engineering Department. While
the entrance is not ideal,the changes that have been made are sufficient for the Engineering Department to approve the
entrance location. The developer has not submitted all items necessary to fully review the stormwater drainage and water
quality for this project. However, the Engineering Department has no issues with the project moving forward,conditional
upon the developer addressing any issues that may arise as additional stonnwater details are provided to the Department
during the construction plan review process.
146th and Gray Rezone
The Engineering Department has not received any new submittals for this project.
Kunkle Family Minor Subdivision
The Department has requested a buffer strip in lieu of stonnwater detention and stormwater quality requirements. The
buffer strip shall include the entire extent of the floodplain or the regulated drain easement,whichever is greater, plus an
additional 10-feet. This has not been indicated on the most recent primary plat submitted to the Engineering Department.
A 20-foot easement shall be indicated on the plat,centered on the property line between Lots 1 and 2,per the Subdivision
Control Ordinance.
Mr.Kunkle has submitted an acceptable draft commitment for the required alternative transportation path. We will work
with him to finalize this commitment.
*Ultimate Car Wash Modifications
The Engineering Department has not received construction plans for full review of this project. A site plan was submitted
via email.

Amanda and Gary,
I got a set of plans and a letter today stating that further investigation is being done to confirm downstream of the
existing storm drain. It doesn't appear that there is a whole lot going on with this, and I only calculate about 7,500
square feet of disturbance.
Have there been discussions internally on this one? I'm not sure I even really need to see anything else. Please advise.

Signage review comments:
1. Please provide the sizes and heights of all proposed signage.
2. Only one sign is allowed for this site because it faces one public street frontage.
3. Only 30 sq. ft. is allowed and up to 6' tall if a ground sign is chosen.
4. Please label and number signage on cut sheets and on site plan for ease of review.
5. Ground sign:
a. Please provide size and height proposed.
b. Only 30 sq.ft. and 6' tall is allowed.
c. Please provide lighting information and sign materials.
d. If a cabinet sign, the Dept. would prefer that the background remain opaque and the only the letters shine
through at night.
e. Please show what the base of this sign would look like—the Dept. prefers a masonry base on all ground
signs, i.e. brick or stone to match the building.
6. Lane directional sign:
a. A variance is required for this additional sign, as well as for its height and size.
i. Only 3' tall is allowed for the sign to be considered exempt
ii. Only 3 sq. ft. is allowed for the sign to be considered exempt
b. The Dept. is not in favor of the design of this sign.
i. The numbers are excessive in size and shape
ii. The info about soft touch and touch free should be higher on the sign
7. Clearance bar sign:
a. the yellow part with the copy "bar is at clearance level"hanging down is somewhat confusing
b. Perhaps just have the bar yellow with black stripes so people know it's the height they need to avoid?
c. It also looks as if it is lighted—is this the case?
d. Will this yellow part be damaged if a car does hit it?What material is it made of?
8. Aqua Express menu sign:
a. Need height and size of this sign
b. A variance is required for this additional sign, as well as for its height and size.

Currently there are many sign violations on this site. There are frequent.banners posted on the back fence, extra signs
posted along the driveway, and the windows are completely covered with signage.These issues need to be resolved in
order for any new signage to be approved.

Hi, Corey—here are some quick review comments:
1. The carvac enclosures need to be at least a 5-ft setback from the side property line.
2. The loss of green space and trees will have to be mitigated elsewhere on site, with the planting of additional
trees and shrubs. The City Forester will most likely be contacting you about this and what he wants to see
where.
3. Rachel Boone, the sign permits officer,will review the signage on Monday. We will also need more detail on the
dimensions of all those internal traffic directional signs,to make sure that they are not more that 3 sq ft in area,
nor greater than 3-ft tall.

The current use and zoning are remaining the same with a few modifications to the vacuum process. Once the general
concept is reviewed and each of you let me know what input you will have I will complete the minor grading aspects of
the plans and finalize a set of construction drawings. This project and concept is somewhat unique and prior to the
owner moving forward we would like to identify any issues or concerns you may have.

Corey,
With the amount of additional impervious areas being added, I will require one full set of construction plans and
drainage calculations delivered to my attention. At a minimum, the drainage calculations should include verification
that storm pipe sizing is adequate, detention volume is available, and allowable detention release rates are still being
met.

Hi, Corey— I just listened to your phone message.
If your client wants to get on the Oct. 16 plan commission meeting agenda, then we will need you to file the application
(and any exhibits and plans) by this Friday, by 5pm. (Attached is the ADLS Amendment application. )
You will also need to email plans to all the TAC members ASAP.Attached is a TAC members list. (some of them will need
paper copies too,to make sure you ask in the email who need paper copies, too.) Please note that we will not place you
on an actual TAC meeting agenda, but you will need to work with each TAC member, individually,to gain approvals.
Then, after we process the application and assign docket number, 15 info packets will be due by Noon on October 5
(along with the filing fee). The info packets should have things like the site plan, signage, details on the vacuum system
and canopy, landscape changes, etc. Showing all the changes to the site and to the building exterior.
