HomeMy WebLinkAboutPublic NoticeNOTICE OF PUBLIC HEARING BEFORE THE CARMEL BOARD OF ZONING APPEALS Notice is hereby given that St. Vincent:Carmel Hospital, Inc. (the "Petitioner "), has petitioned the Carmel Board of Zoning Appeals for variances from certain development standards (more particularly described below) in connection with Petitioner's proposed construction of a new multi =story women's health building on the campus of St. Vincent Carmel Hospital located at 13500 North Meridian Street, Carmel Indiana. Petitioner seeks the following development standards ariances: (1) Docket No. 12120006 V. ZO Ch..23B4O8.01(C)(7) requires a 90 foot build -to line. Petitioner seeks to have the building setback from the 90 foot build -to line. (2) Docket No. 12120007 V. ZO Ch. 23B.12(A) does not permit parking between the 90 foot build -to line and US 31. Petitioner seeks to construct parking spaces in this area consistent with existing: parking on the campus. (3) Docket No 12120008 V. ZO Ch. 27.03.02 requires straight concretecurb- on_parking islands. The elimination of 'such curbing around the side -s of.the parking islands is, being requested order to,provide for better °stormwater drainage in the parking area to reduce the sheeting and accumulation ofstormwater runoff and to employ a more environmentally . efficient method of handling;stormwater runoff. (4) Docket No 12120009 V. ZO Ch. 25.07.02-04(b) requires that the wall signs face street rights of way. The proposed building has its primary frontage to the north abutting U.S. 31. However, the west facade directly faces the northbound traffic of U.S. 31 rather than the north facade. In order to direct the west wall signage toward the traffic for better identification from U S 31, Petitioner is proposing to place one wall sign on the west facade to identify the building to northbound.: traffic on U.S. 31. (5) Docket No 12120010 V. ZO Ch 25.0,7.02- 0'4(b) requires that the wall signs face street rights of way. The proposed building has its primary frontage-to the north abutting U.S. 31. However, the east facade directly faces the southbound traffic of U.S. 31 rather than the',r orth facade. In order to direct the east wall signage toward the traffic for better identification from U. S. 31, Petitioner is proposing to place one wall sign on the east facade to identify the,building to southbound traffic on U.S. 31. (6) Docket No 12120011 V. ZO Ch. 25.07:02- 04(d)(2) permits a 6'.maximum ground sign height. Petitioner is requesting a ground sign with a height of 8'1,0 ". (7) . . Docket No. 12120012 V. ZO Ch. 25.07.01 -05(e) permits directional signs that are not larger than 3 sq. ft. or taller than 3 feet. Petitioner seeks a variance to allow for a larger size for four (4) such signs. The site is located at 13500 N Meridian Street. It is zoned B -6 /Business within the US 31 Overlay Zone and OM -MM/ Old Meridian Mixed Medical, The property tax parcels of the affected real estate are as follows: 17-09-25-00-00 - 001.002, 17- 09- 26- 00 -00- 003.001, and 17- 09- 26- 00 -00- 008 -000.
