Hi Rachel, The zoning district is B-6 and it is within the US 421 Overlay zone. The ground sign will most likely be approved at the Feb. 5 Subdivision Committee meeting under Docket No: 12120013 ADLS Amend.After that approval, I can issue the permit for the ground sign.The wall sign, however, will require a variance.The application has not been turned in yet, therefore there is no docket number assigned yet. So you may turn in the applications for both signs, however the wall sign permit will not be issued until it has variance approval (and there is always a chance it will not be approved). Please let me know if there is something I need to do. It's a large format plan and I need someone to scan it if we need to email it out. They would still need a variance for the second sign though. Here is a drawing of the ground sign at 6'tall which would meet the ordinance standard for height and size.75 sq. ft. and 6' tall is allowed.Their first submittal was a 10'tall ground sign... The wall sign appears to meet the height and width percentages,and is 94.55 sq. ft. I would be ok approving the changes administratively, so long as they get a variance, or agree to do away with one sign or the other. My preference would be to keep the ground sign and do away with the wall sign. So the current sign is illegally installed. A new ground sign would be allowed at 6' tall and 75 sq. ft. Only one sign is allowed for this site because it only has frontage on one public street. An additional wall sign would require a variance. Please revise your ground sign drawings to comply with these regulations. Once the building owner finalizes the design of the exterior remodel to match the Michigan Rd. Overlay zone, or decides to get variances, we will approve all of this together. So the current sign is illegally installed.A new ground sign would be allowed at 6'tall and 75 sq. ft. Only one sign is allowed for this site because it only has frontage on one public street. An additional wall sign would require a variance. Please revise your ground sign drawings to comply with these regulations. Once the building owner finalizes the design of the exterior remodel to match the Michigan Rd. Overlay zone, or decides to get variances, we will approve all of this together. • As I mentioned on the phone,you would be allowed to apply for a temporary sign permit to cover up the name of the Country Inn. We propose a natural stone in place of the EIFS. The only place that EIFS would remain is on the front section of the Porto Cochere, a 10' strip up the center of the building, and on the dormer where the sign will be installed.
