First, we are glad that you will be able to keep the windows below the new sliding windows instead of using EIFS. We believe this will truly enhance your space and keep the character of the building. Second, thank you for working to make a half wall, instead of a whole wall for the office. This will help with the overall vision we have for your space as well as maintaining the look of the entire building. Third, we have discussed the issue of the wall on the kitchen side. We would like to see the left side of the column (that could be accessible from the corridor, to remain vision glass with a finished wall and an area to display merchandise or a sign. We feel the area around the entrance should remain open and inviting to your guests. We would then be ok with you not finishing the other side to the right of the column and covering that up with window film. We are open to either of the frosted looks you sent in your previous email. After going to the site, a new question has come up. I circled the window dividers on the picture attached. Will this larger divider be moved to where your tenant space will end? Which I believe is after three windows? Do you know what the other space will be? It looks like a very small area. Why was that not a part of your space? We are just asking the question — it seems like possible wasted space on the part of the developer. Please let us know if you know. He suggests an opaque film or vinyl, but indicated that black absorbs too much heat — so much so that windows can break. As for the signs facing the rear, the oval sign design is per the landlord's signage specs in the PUD. What I provided you was written and decided by the landlord. So again, you could ask to change this through an ADLS Amendment, but the Dept. feels what is in place works well and does not want to stray from it. One last note /idea for the signage...we found this picture online of another location. We would be supportive of something like this at this location. It gives the feeling of a backer panel, but allows each letter to still be individual and keeps with the feel of what Carmel is trying to accomplish. Is this something you guys would consider? We would prefer to see your sign in your font, as is shown on the patio fence drawings as well. It just looks more recognizable than the drawings shown below. With the new patio fence drawings you sent after this email, it would be the Dept's preference to see a brick fencing /wall all the way around, to match the building. We are also concerned about your ideas with the wood and corrugated metal, even if it is only on a small area of the fencing. While they are neat elements, the Dept. does not believe it fits in with the building's architectural style. We would like to see some other options, if possible. Perhaps having those elements on the interior of the wall or as a gate entry feature? This wall /fence will be one of our main topics of discussion and concern to bring up with the committee. 2 We have another concern about your proposed hours of operation. Since there are residential homes immediately to the south and north, you may run into issues with the noise ordinance. We would ask that you consider to reduce to the hours, at least during the week nights. Once you get everything finalized to where you're comfortable to officially submit, please remember to fill out the ADLS Amendment application and provide all the documentation of the things you'll be changing. We can be flexible with your logo's materials and lighting style, so long as the landlord approves it and it meets the 25% rule. We would prefer Option 1 with the main Upland letters back lit, and are ok with the brewing company below not illuminated if you prefer. I believe the sign package does address this and says the letters below can be non illuminated, so long as they are 10" or less in height and do not exceed 25% of the total sign area. Also, the letter faces do not have to be the aluminum material if you do not want that. They can be colored like the other tenants if you wish. The aluminum is just so that the sign is not both front /face lit and back lit. We would not be supportive of Option 2 with an entire aluminum backer for the letters. The goal is to have the individual letters showing against the building facade. 1 You are always welcome to apply for a variance for a sign on the east elevation, but I cannot guarantee that it will be supported or approved. The fee for that would be $1,197 for the first variance and $565 for each additional variance. I believe you would need two variances, one for number of signs and one for a sign not facing a street right -of -way. I am not sure how the plan commission will feel about the wood slats going in all directions, but it just might work! Do you have any photograph examples of where it has been used? One other thing that will most likely be discussed at a plan commission committee meeting will be your hours of operation. We realize that you are in a business area and that there is a busy, wide street to your south, but past that, there are single family homes. We will need you to address noise concerns. And maybe light concerns. But other than that, I think you are on the right path. Do you know if there are any easements or utility lines that might be impacted by this fence /wall.
