The applicant seeks approval to construct a wall/fence on the south and east elevations of the building. They will also add new lighting, windows, and signage. The site is located at 820 E. 116th St. and is zoned PUD/Planned Unit Development. It is located within the 116`" Street Centre PUD. Filed by Angela Schnick of Upland Brewing Co., Inc. Upland Brewing Co. would like to locate in an existing multi-tenant building, within the 116t'' and College PUD. The site is located along 116th Street, east of College Ave. and west of Guilford Road. This tenant space will be in the same building as Lenny's and iSushi. (However, iSushi will soon be moving over to the Guilford Rd. portion of 116th Street Centre. Two other tenants are slated to move in and fill up this entire building.) The Applicant seeks approval to construct a 2-4 ft tall wall/fence that will be built along the south and east building elevations of the building to create an outdoor patio area. It will be made of brick and wood, as shown in the information packet. It will have planters along the top of the wall, to create a softer edge for the patrons. The applicant will also add new lighting, shift some window and door locations, slightly modify landscaping, and add wall signage. Please view the petitioner's info packet for more detail. Architecture: Overall, the building itself will not change much. The biggest design change will be changing out some windows on the east elevation that slide open to the patio. This window change will require a new material to be the base of these windows. The Petitioner has proposed EIFS as the material. The Dept. does not support EIFS'as a building material within 8-ft of the ground. Please change this to cast stone, brick or another other durable material. A silver window tint has also been proposed for the north elevation, which faces the parking lot. The Dept. is not in support of this type of window covering. A darker tint, which can still be seen through is an appropriate material for safety and aesthetic purposes. Please revise this item. Lighting: Lighting will comprise of the existing wall light sconces on the building and additional suspended string lights, as well as the existing parking lot pole lights. The string lights will only hang over the patio area. Photos have been provided in your packets of day and night views of their current restaurant in Bloomington, IN. Landscaping: Some shrubs and decorative grasses will be relocated on-site, to make room for the additional patio area. Also, that planting area will also be supplemented with 4 additional decorative grasses. The planters on top of the patio wall/fence will contain perennial plants. (Petitioner, please explain how will the planters be watered, i.e. a drip system or simply by hose/watering can?) Signage: Only one wall sign is proposed, and it will be located on the south building elevation which faces 116th Street. It will be 62 sq. ft. in area, meeting the new Sign Ordinance's requirements of 70%height and 85% width allowed. The sign will be back lit, to have a halo effect around the letters. The logo will also be back-lit, and will be mounted to a wooden background. The logo meets the 25% size requirements as well. Bicycle parking: The prior approved site plan shows a bicycle parking area at the southeast corner of the building. (Petitioner, where will that be relocated to?) Recommendation: After all comments and concerns are addressed, the Dept. of Community Services (DOCS) recommends that the Committee votes to approve this item. 2
