SEQUENCE OF OPERATIONS RTU-1 AND RTU-2 FAN SHALE RUN CONTINUOUSLY. RTU 'S SHALE VARY FAN SPEED VIA MANUFACTURER SUPPLIED VARIABLE FREQUENCY DRIVE, AS REQUIRED TO MAINTAIN SUFFICIENT STATIC PRESSURE IN DUCT PER DUCT MOUNTED STATIC PRESSURE SENSOR. THIS SETPOINT SHALL BE ADJUSTABLE. REFER TO SHEET M201 AND M202 FOR SENSOR LOCATIONS. WHEN BUILDING IS IN OCCUPIED MODE, RTU 0/A DAMPERS SHALL OPEN. WHEN BUILDING IS IN UNOCCUPIED MODE, RTU 0/A DAMPERS SHALL CLOSE. RTU' S SHALL SUPPLY 5 5° F AIR YEAR ROUND. THIS SETPOINT S HALL BE ADJUSTABLE. RTU'S SHALL UTILIZE ECONOMIZER FOR COOLING PURPOSES WHENEVER 0/A TEMP IS AT OR BELOW 55 °F. WHEN MIXED AIR TEMPERATURE IS ABOVE 55 °F, UNIT SHALL OPERATE IN COOLING MODE AND UTILIZE HOT GAS BYPASS AND MODULATING HOT GAS REHEAT OR AN APPROVED TO MAINTAIN 55 °F DISCHARGE AIR. OUTDOOR AIR VOLUME SHALL BE CONTROLLED VIA MODULATING MOTORIZED DAMPERS. VAV BOXES EACH VAV BOX SHALL HAVE IT'S OWN DDC THERMOSTAT. IF COOLING SETPOINT IS MET, VAV BOX SHALL MODULATE CLOSED INCREMENTALLY UNTIL IT REACHES IT'S MINIMUM AIRFLOW SETTING. IF SPACE TEMP DROPS .5 °F [ADJUSTABLE] BELOW SETPOINT, ACTIVATE ELECTRIC REHEAT COIL AND DELIVER AIR AT 70 °F. IF SPACE TEMP DROPS 1 °F [ADJUSTABLE] BELOW SETPOINT, RESET MINIMUM AIR VOLUME PER SCHEDULE AND DELIVER AIR AT 85 °F. IF SPACE TEMP DROPS 1.50F [ADJUSTABLE] BELOW SETPOINT, DELIVER AIR AT 100 °F. EF -1 SHALL RUN CONTINUOUSLY WHEN BUILDING IS IN OCCUPIED MODE. EF -2 SHALL BE CONTROLLED VIA CO MONITORS LOCATED IN PARKING GARAGE. GARAGE EXHAUST FANS SHALL BE CYCLED ON INCREMENTALLY IN PAIRS TO MAINTAIN CO LEVEL LESS THAN 25 PPM. [ADJUSTABLE] ELECTRIC HEATERS SHALL BE CONTROLLED VIA NTEG RAL T- STATS . CONTROL SYSTEM HVAC SYSTEM SHALL BE CONTROLLED BY A DDC TYPE CONTROL SYSTEM CONSISTING OF A NETWORK OF COMMUNICATING HVAC EQUIPMENT AND COMMUNICATING INPUT /OUTPUT MODULES TO MONITOR AND CONTROL A FULL ARRAY OF ANCILLARY (BOTH ANALOG AND BINARY) DEVICES AND SENSORS. THE SYSTEM SHALL HAVE INDEPENDENT STAND ALONE CAPABILITIES. ALL INDEPENDENT DEVICES IN THE SYSTEM NETWORK SHALL BE VIEW ABLE AND EDITABLE FROM A CENTRAL SYSTEM PANEL OR PC. THE CONTROL S HALL BE SUCH THAT EACH MECHANICAL SYSTE M WILL BE ABLE TO OPERATE UNDER STAND ALONE CONTROL IN THE EVENT OF NETWORK COMMUNICATION FAILURE OR THE LOSS OF ANY OTHER CONTROLLER. THE SYSTEM CONTROL PANEL SHALL PROVIDE THE FOLLOWING FOR EACH HVAC ZONE: TIME OF DAY SCHEDULING VIA A 365 DAY CLOCK, OCCUPIED /UNOCCUPIED CYCLES, TIMED OVERRIDE, TIME AND DATE, ALARM LOG, SECURITY, DIAL IN MONITORING, INTERNET MONITORING, COMMUNICATION TO EQUIPMENT VIA AN OPEN INDUSTRY STANDARD PROTOCOL, USER INTERFACE & DISPLAY VIA SOFTWARE PROVIDED BY TCC TO BE INSTALLED ON OWNERS COMPUTER NETWORK. CONTROL SHALL BE PROVIDED BY: STAEFA, CARRIER, TRANS, ACCU -TEMP, OR AN APPROVED EQUAL.
