Re: Cobblestone Commons Engineer's Report
Cobblestone Commons is a 17-lot development, located Southwest of the
intersection of 136th Street and 1St Ave. N.W.
Utilities are available and have received preliminary plat approval for this
development. A 10" water main, provided by Cannel Utilities, is located on the south
side of 136th street. Cobblestone Commons is proposing one tap off of the 10"main to
serve the 17 lots with internal 8" and 6"water mains.
Existing sanitary sewer is located along 136th street and 1St Avenue. A sewer
extension off of the 1st Avenue sewer will serve Cobblestone Commons. A new manhole
is proposed to tie the sanitary extension into the existing 24" sewer.
The drainage will be collected in pavement and curb inlets and directed to a BMP
unit for water quality. It will then be piped to a dry detention located offsite, south of the
project and then outlet to the Follett-Morrow Legal Drain.
