We are petitioning for a variance to add a garage with living quarters directly above to art�p
located at 11333 N. Gray Road Carmel, IN 46033.
We purchased our home in 2001. Since this time we have made huge improvements on the property by
remodeling a 100 year old home. We have lived in our home for 9 years and love being a part of this
community. We would like to consider this our "forever" home as we have four children and are excited
that they are growing up here and are able to attend the phenomenal schools. That being said, with the
size family as ours we would like to be able to accommodate such by having garage space when we are
all licensed drivers. We do not have access to street parking and this would allow our vehicles to be in a
garage. We feel this looks nicer as we are located directly on Gray Road. The living quarters would be
an option for our retired parents as they are traveling.
We also feel that this structure would be aesthetically appealing as it would mask the substation that is
at the rear end of our property. There is currently a fence surrounding the substation on all sides except
our back property line.
As we have discussed the proposal with our adjacent neighbors, we have received overwhelming
encouragement in proceeding with the addition as this will only increase the value of our home. You
will find a copy of an email sent to us by one of the neighbors.
Enclosed in the packet please find photos of our home, an aerial map, drainage plan and blueprints of
the proposed addition.

Very nice building! Thanks for putting my questions to rest. I'll share these drawings with Kelley, but I don't think it is at all necessary for
you to explain your plans to me in person. The blueprints and plot plan you sent are clear, easy to follow, and classy. If I have any more
questions, I'll let you know. And I get you needing more garage space. We have a three car garage and the street and we had 5 cars in the
household at one time for our then four drivers. The Klein's (whom I believe you know) still have 5 drivers, 5 cars, a two -car garage...and
parking problems on a daily basis.
If I have a chance, Pll probably still attend the meeting out of curiosity for the process, but if your new garage follows your plans, I'll be on
your side.

Hey Tom, Here is our plans. We will be using the same finishes as the house. Hardie plank shakes,
Hardie plank Lap siding. The garage will be the same color as the house with grey siding and white trim. We
do plan to put an 8' privacy fence (that will match the south fence) along the north and east fence row as part
of the project. I have included a rough plot plan to show the location. One quick note: on the plot plan it
shows Pump Stations for the sewer. These are buried underground. Also all utilities will be on the north side
of the project.
The main reason for this structure is for the extra garage space. We have four kids, one who is driving.
We don't have access to street parking and will need the space to not always have a driveway full of cars. I
decided to do the in -law quarters because it will help mask the barn and give company a place to stay. This
garage has nothing to do with my business. We are fortunate that we can leave the little bit of equipment that
we have on the job site. Please feel free to call me if you would like to come over and I can show you how big

I appreciate your email and I will forward you on email the complete set of prints. I think you will be pleased with what we are doing
because it will mask the barn. That is one reason we are doing it. I would love to meet and discuss ours plans. I would be willing to have
you over and we could show you exactly what we are doing. Let me know after you look at the print and we will set it up. Thanks Joe

Of course, I have questions about your "accessory dwelling ". There is a lot of difference between a tool shed or a pool and bathhouse

As I look from my family room across your backyard, I see the rusting metal of your northern neighbor's monstrosity of a structure,

summer when the trees were full and acted as a curtain and sound barrier.
Since you moved in, your property has grown from a one story farm house with 2 or 3 ugly outbuildings to a home that puts most of
ours to shame so I can't imagine that you would put a foundry in your back yard. However, knowing that you run a construction
business, and realizing that in 3 or 4 years, were anticipating trying to sell our home and move west, I need to make sure that your
dreams and visions don't conflict with mine.
I plan to be at the meeting on the 25th since it involves me probably more than any other neighbor, but I'd be interested in any ideas
you could give me as to your planned construction. You've been great neighbors so I have little reason to expect the worst, but any
light you can shed on the project might help to quell (or, I suppose, ignite) some property value fears on my part. Additionally, I don't
speak for the Kingswood HOA. They may have other concerns.
