The site is located at 200 West 103ra Street. The site is zoned B-3/Business.
Filed by Rich Kelly of EMH&T for Kite COnstruction.
Rich Kelly presented the case and introduced Jon Schelling, Kite Construction. This
project w~ts seen in a different form last December as a parking expansion without the
building expansion. Due to tenant interest, there wilt be a second phase to expand the
floor space The project will consist of a 41 000 square foot additional wing. The
parking lot will expahd from 96 to 424 spaces and is consistent with requirements of
~onin~ for medic~ office use. A new m~dian cut in 103~d Street is prol~0sed to allow full
access into the curb cut there now.
Steve Broermann said the property is outside of his jurisdiction.
Mike McBride is concerned about the median cut on Illinois Street. In the original filing
for this site, it was thought the median cut at the north section would be sufficient in the
fully developed site. Mr. McBride does not think Engineering will look favorably at this.

no radius or chamfer. Mike McBride thinks it would be desirable to have a widened right

OCtober. A 50-foot chamfer is requested. Mr. Dobosiewicz stated turn lanes and 10-foot
asphalt do not provide the required separation between the pavement and asphalt paths.
The transformer and signal pole will not fit. Dave Coots will investigate how much space
is actually needed.
Steve Cash mqmred about the annexatmn timetable. Jon Dobos~ewmz smd the s~te ~

Jon Dobosiewicz said more discussion is needed.
Mr. Dobosiewicz believes a concrete swale does not work well with the asphalt path and
improvements required with platting at the entrances. Laurence Lillig stated Gray Road

Jon Dobosiewicz requested a copy of the traffic study. He understands the petitioner's
request for access o~ 96th Street includes a raised median between Gray Road and the
entrance to Palmer Dodge. This will not be a striped but a raised median, preventing
traffic cross over. Doug Corey stated the raised r~edian would end just before Palmer
Dodge. It is possible to turn into Palmer Dodge. Jon Dobosiewicz wants it to extend to
the end of the taper that Creates the dedicated ~rn lane into Palmer Dodge.
Laurence Lillig needs amended plans and mate.rials, reflecting TAC comments, as soon
as possible tO keep this matter on the April 22nd heating track. The publication deadline

'l~he width of the easement versus 30 feet should be determined. Even if the property
