GENERAL CONSTRUCTION NOTES
1. THESE DRAWINGS ARE INTENDED TO OUTLINE THE GENERAL SCOPE
OF THE WORK. EACH CONTRACTOR SHALL FIELD VERIFY ALL EXISTING
CONDITIONS AND DIMENSIONS ON ALL DRAWINGS AND IN FIELD PRIOR
TO BIDDING BEFORE STARTING ANY WORK. CONTRACTORS SHALL ALSO
BE RESPONSIBLE FOR ADHERING TO ALL APPLICABLE CODES AND
GENERALLY ACCEPTED TRADE PRACTICES, AND ALL REGULATORY
AGENCIES.
2. EACH CONTRACTOR SHALL VERIFY EXISTING CONDITIONS AND SHALL
REPORT ANY DISCREPANCIES TO THE DESIGNER PRIOR TO
CONSTRUCTION.
3. DO NOT SCALE DRAWINGS, DIMENSIONS GOVERN. LARGE SCALE
DETAILS OVER SMALL SCALE. GENERAL & SPECIFIC NOTES TAKE
PRECEDENCE.
4. GENERAL CONTRACTOR WILL SEE THAT ALL SUBCONTRACTORS
RECEIVE COMPLETE SETS OF WORKING DRAWINGS.
5. ELECTRICAL CONTRACTOR IS RESPONSIBLE FOR BALANCING
(INDEXING) THE ELECTRICAL PANEL.
6. ALL DIMENSIONS ARE FROM FACE TO FACE OF FINISHED WALL
UNLESS NOTED OTHERWISE.
7. ALL DOORS SHALL BE 6" FROM PERPENDICULAR WALL UNLESS
NOTED OTHERWISE.
8. CONTRACTOR TO ALLOW FOR UNLEVEL FLOOR CONDITIONS PRIOR TO
FLOORING INSTALLATION. ADJUST DOORS AND FRAMES AS REQUIRED.
9. PROVIDE NECESSARY BLOCKING (FIRE TREATED), CONCEALED WITHIN
THE CONSTRUCTION, AS REQUIRED FOR ANY & ALL ITEMS THAT MUST
BE SECURED TO THE WALL. SEE CASEWORK DRAWINGS.
10. TYPICAL NEW WALL CONSTRUCTION SHALL BE 3 5/8 ", 20 GAUGE
METAL STUDS SPACED 16" ON CENTER WITH 5/8" F.R. GYP. BOARD,
BOTH SIDES TO 10' -0" A.F.F. U.N.O. TAPE, SPACKLE AND SAND
DRYWALL TO PREPARE FOR NEW FINISH. ALL NEW PARTITIONS THAT
ENCLOSE ROOMS TO HAVE SOUND ATTENUATION BATT INSULATION
FLOOR TO CEILING AND DRAPED ABOVE PARTITION S -0" TO EACH SIDE
UNLESS NOTED OTHERWISE.
11. ALL SURFACES TO BE PROPERLY PREPARED TO RECEIVE NEW
FINISHES. ALL SANDING SHALL EMPLOY THE USE OF A VACUUM
ATTACHED SANDER IF BUILDING IS OCCUPIED.
12. ALL FINISHES TO BE APPLIED IN ACCORDANCE WITH THE
MANUFACTURER'S SPECIFICATIONS FOR A PARTICULAR SURFACE.
PROVIDE CUT SHEETS TO OWNER ON ALL FINISH MATERIALS WITH ALL
TESTING, PARTINGS, ETC., AND MAINTENANCE INFORMATION.
13. GENERAL CONTRACTOR TO VERIFY SIZE, LOCATION, AND
CHARACTERISTICS OF ALL WORK AND EQUIPMENT SUPPLIED BY THE
OWNER OR OTHERS, WITH THE MANUFACTURER OR SUPPLIER PRIOR TO
THE START OF RELATED WORK.
14. CONTRACTOR TO COORDINATE ALL POWER & COMMUNICATION
INSTALLATION WITH TENANT FOR PROPER PLACEMENT.
15. FURNISH COMPLETE SHOP AND INSTALLATION DRAWINGS OF ALL
FINISHES, CABINETRY, FINISH CARPENTRY ITEMS TO THE DESIGNER FOR
REVIEW PRIOR TO FABRICATION OF ANY ITEMS. SHOP DRAWINGS SHALL
SHOW IN DETAIL ALL JOINTING, ANCHORAGE, SIZE, FINISH, SEAMS, AND
ALL OTHER PERTINENT INFORMATION.
16. FLOORING CONTRACTOR TO FEATHER SUB FLOOR AT AREAS WHERE
MULTIPLE FLOOR COVERINGS MEET TO ENSURE LEVEL TRANSITION.
17. STRUCTURAL, MECHANICAL, ELECTRICAL & FIRE SAFETY
ENGINEERING WILL BE PROVIDED BY OTHERS IN A DESIGN BUILD
MANNER AS REQUIRED.
18. ALL NEW CONSTRUCTION TO MEET A.D.A. COMPLIANCE.
19. ALL TRADES RESPONSIBLE FOR MATERIAL DELIVERY TO SITE.
PROPER STORAGE SHALL NOT IMPEDE OWNER'S ACTIVITIES.
20. BUILDING OWNER TO PROVIDE WINDOW TREATMENTS /BLINDS.
21. MINIMIZE TYPICAL COLUMN ENCLOSURES, UNLESS NOTED
