Apply ply sheets by rolling into a hand mopping of asphalt. The practice of unrolling the modified bitumen ply sheet, then re- rolling it into the asphalt is preferred. Apply ply sheets so that the flow of water is over or parallel to, but never against, the lap. Apply side laps at least 4" with end laps a minimum of 6" and offset a minimum of 12" apart. Embed the full 36" width of each ply in hot asphalt applied at the nominal rate of 25 lbs. per 100 square feet. "Brooming In" is required under normal conditions to insure full embeddment into asphalt mappings. When "Rolling In" by hand, keep the mopping asphalt within 6' of the roll. Keep mop full and flow asphalt on the roof. Do not scrub with mop. Do not "glaze in" ply sheet during the interim between surfacing. Cut and repair fishmouths, wrinkles, tears, buckles or other damage in any ply on a ply for ply basis. Install additional plies set into hot bitumen over the cuts. Mop the full width under each layer. No dry laps are permitted. Feather felts 2" over preceding layers. K. Extend all ply sheets to the top of the cant strip, solidly adhered without bridging or buckling. L. Surfacing sheet must be applied within 30 days. edges of surfacing sheet with roof cement. F. Protection Pads: 1. Install walkway protection pods at heavy traffic areas such as around serviceable roof -top equipment and in front of roof access areas. 2. Space protection pads approximately one to two inches apart to allow for water flow. 3. Set walk pad into a five spot application of roof cement over the final surfacing. 4. Place protection material to underlie pipe support blocking, extending at least two inches beyond the blocking on all sides and spot - adhere to the surfacing sheet. 07520.37 CLEAN UP: A. Remove bituminous or other markings from finished surfaces. Keep the roof and premises clean and free from accumulations of waste materials and rubbish at all times. Remove all debris, scrap, and rubbish from the work area daily. Promptly remove surplus materials and all equipment from the site upon completion of the work. Prior to final acceptance, restore all areas affected by this work to their original state of cleanliness and repair all damage done to the premises, by workmen and equipment. END DIVISION 7 - THERMAL AND MOISTURE PROTECTION SECTION 07530 - SINGLE PLY ROOFING SYSTEM 07530.1 GENERAL 07530.11 RELATED DOCUMENTS: A. Drawings, Specifications, Division 1 and Contract C. Do not apply wet materials nor proceed with roofing application during wet weather or when moisture is on roof deck. B. Deliver materials to jobsite in original, unopened packaging with legible labels. Insure that package labels are imprinted with product name, production date, product code and testing agency. C. Store materials in dry, protected areas in upright position. When stored outdoors, store on pallets above ground and cover top and all sides with suitable protective sheet or tarpaulin. Do not double -stack pallets on the job site. Shrink wrap packaging is not intended for long -term jobsite storage. Remove upon arrival at jobsite and replace with a watertight breathable covering. D. Select and handle materials and equipment in such a way as to avoid damage to materials, existing construction, or applied roofing. E. Do not load or permit any part of structure to be loaded with a weight that will endanger its safety or cause damage. Confine equipment, storage of materials and debris and the operations and movements of workmen within any limits as indicated or as directed by the Owner or his Representative. F. Take every precaution to prevent interior leakage, materials falling into the interior, or other such occurrences. Accomplish installation of materials in such a manner that material drippage does not occur. G. Mark any wet, damaged or defective material and remove from the job site that some day. Promptly replace this material at no cost to the Owner. 07530.17 GUARANTEE AND WARRANTY: A. Contractor's Warranty Agreement: B. 07530.32 C. D. E. Contractor is responsible for insuring that the roof surface is clean, firm, smooth, dry, properly secured against movement, and acceptable to the Manufacturer and to himself, prior to application of roofing materials. 2. Commencement of roof application over any section will denote acceptability by Contractor of any section's readiness to receive roofing and he will be responsible for any corrective work which may be occasioned by his having started over on unsatisfactory surface. GENERAL APPLICATION REQUIREMENTS: A. Do not conduct operations when water in any significant form is present on deck, such as rain, dew, ice, frost, or snow. Limit water to containers for human consumption. B. Take precautions to keep materials clean, dry and free of damage. Do not start application of more materials each day than can be completed within the some day. At the end of the day, edge -seal the finished portion of the roofing system completed that day according to manufacturers recommendations. Remove edge seals prior to the start of the next days work Start roofing work in dry weather only and without threat of immediate inclement weather. Keep the roofed area of the building watertight each day as the work progresses. APPLICATION OF MODIFIED BITUMEN SURFACING SHEET: Provide clean roof surface, free of dust, dirt or moisture when surfacing sheet is applied. 07530.12 DESCRIPTION: A. Work Included: 1. Single Ply Roofing 2. Separation Layer 3. Membrane Flashing 4. Wall Covering 1. For a two -year period from the date of completion and Owner acceptance, Contractor agrees to inspect and make necessary repairs to defects or leaks in the roof and fleshings. Attend to emergency leaks to within twenty -four (24) hours from receipt of notice from the Owner. As soon as weather permits, restore affected areas to standards of this contract without voiding the Manufacturer slopes and for the underlying materials to which they are attached. G. Provide approved and operable fire extinguishers at all times on the roof. Follow all additional requirements of OSHA Safety Regulations. H. Mark all roof terminations and openings waterproof at the end of each day's work. (I alk ro B. C. D. E. F. G. H. I. J. K. 07520.36 A. B. Apply surfacing sheet free of buckles, wrinkles, blisters, fishmouths or voids of any type between the sheet and the mopping asphalt. Apply surfacing sheet applied over and parallel to the underlying roofing and lapped so that the flow of water is over or parallel to, but never against, the laps. Lap surfacing sheet with 4" side laps and 6" end laps. Break end laps not less than 3 feet apart. Embed surfacing sheet in hot asphalt applied at a nominal rate of 25 lbs. per 100 square feet. Cut surfacing sheet into 12' to 18' lengths. Flop surfacing sheet into place. Place tension on the ends of the surfacing sheet lengths as they are flopped into place to ensure that the sheet lays flat in the asphalt. " Brooming in may be necessary under certain conditions to ensure bond between asphalt and sheet. For clean, finished surface, embed loose granules into overrun of hot asphalt at side and end laps while still hot. Weather conditions, such as temperature, wind, sun, etc. must be given consideration when the temperatures get below 50'F., as cracking, wrinkles, non - adhesion and fishmouths are more likely to occur. The pre- cutting and stacking of surfacing sheet will reduce application problems in these instances. FLASHING INSTALLATION: General flashing specifications: 1. Do not apply flashing until the roof membrane (excluding surfacing) has been laid. Provide temporary seal at ply terminations until installation of flashing. 2. Prime all sheet metal that will come in contact with bituminous materials with an asphaltic primer and allow to dry before applying bitumen. Base Flashing: 1. Embed an additional modified bitumen ply sheet ply into a solid mopping of steep asphalt over junctures, extending to the top of the curb or eight to ten inches up the wall. Extend this ply at least two inches beyond the cant strip, onto the roof. Over the preceding ply, apply the modified bitumen surfacing /flashing sheet into a solid mopping of steep asphalt. Provide the flashing sheet of sufficient width to extend from the top edge of the flashing surface to a minimum of four inches past the toe of the cant strip, onto the roof. 2. Completely bond all flashings to the underlying surface without any looseness, bubbles, or voids. Remove and replace any loose flashing materials. 3. Fasten the top edge of the base flashing approximately every six inches on center with appropriate fasteners through one inch diameter metal discs. 4. Seal all inside and outside corners with roof cement. Cover all exposed roof cement with aluminum coating or embedded granules. 5. Apply separate wall covering as described below. C. Wall Covering: 1. Apply fiberglass base sheet over the wall, extending from the top of the wall and down to overlap the base flashing by at least two inches. Fasten to wall using a shower pattern, spacing nails no more than 12 inches apart in all directions. 2. Back -mop the modified bitumen flashing sheet and apply vertically into a solid mopping of hot asphalt directly over the nailed base sheet. Extend wall flashing from the top outside edge of the wall and down to overlap the base flashing by at least four inches. 3. Fasten the top edge of the wall flashing approximately every six to eight inches on center with appropriate fasteners through one inch diameter metal discs. Blind nail inside vertical laps spacing fasteners at 12" o.c. maximum. 07530.13 C. ( E. F. G. H. J. K. 07530.14 5. Roofing accessories and incidentals QUALITY ASSURANCE: A. Possess /maintain, on site, a copy of specifications, MSDS sheets, related documents, all pertinent drawings and any addendum infor motion. B. Project quality control is the Contractor's responsibility and obligation. Nothing contained herein or stated implies any obligation by the Owner or his Representative(s) to Contractor by performing such field observation, nor does field observation relieve Contractor of any responsibility under the terms of the contract. Comply with local, state and federal regulations, safety standards and codes. Use the strictest document when a conflict arises. D. Maintain a full -time supervisor /foreman on the job site during times that roofing work is in progress, having a minimum of five (5) years experience in roofing work similar in nature and scope to speci fied roofing. Have the some person continue on the project through final acceptance, unless the persons performance on the project is not acceptably adequate or impedes project productivity. Have a copy of these specifications on the job at all times during application and refer to some for proper application methods. Whenever specification items found herein are less stringent than Manufacturers' requirements, follow Manufacturers' requirements. Be responsible for meeting fire regulations. Locate a certified fire extinguisher of adequate size on the roof and elsewhere as required. Special precautions may be necessary when installing the roof system at temperatures below 45'F to insure satisfactory application and performance. I. Maintain internal quality control through instruction, supervisory inspection, and knowledgeable personnel for a proper installation without taking test cuts. This, however, does not limit the Owner's right to request cuts be taken by the Contractor and repaired as indicated by the Manufacturer and approved by the Owner. The responsibility for proper installation of all components of the roofing system lies with the Contractor. Inform the Owner of any conditions detrimental to the quality of construction or long -term performance of the roofing system and do not proceed with the work until the conditions are corrected. The Contractor selected for this work must be approved by the primary materials Manufacturer, capable of providing the specified guarantees. L. Flood Test: 1. Conduct a 48 hr. flood test of the completed roof system by the Contractor in the presence of the Roofing Consultant. Provide and /or arrange for all necessary equipment, supplies, water, and similar items, as needed to perform this test. Flood test must be completed and verified prior to filing for substantial completion. SUBMITTALS: A. Submit to Architect Prior to Pre - Application Conference and Job Start: 1. Samples. a. Sheet membrane products (8- 1/2"x11'. b. Roof Separation Product. c. Fasteners (bagged and labeled). 2. Copy of guarantee application submitted to and initially approved by the Manufacturer. 3. Material Safety Data Sheets (MSDS) for all products containing "Hazardous Materials" as defined on lists issued by both the Federal and State governments. Maintain copies of MSDS sheets B. 07530.2 07530.21 07530.22 A. B. C. guarantee and repair any damages from these leaks without cost to the Owner, except for leaks caused by abuse to roof by others or by abnormal weather conditions such as lightning, severe hail, or other unusual climatic phenomena. This Guarantee must be submitted to the Owner, in writing, before final payment is released for the project. Manufacturer Guarantee: 1. Submit to the Owner, Manufacturer's unlimited penal sum guarantee covering any and all repairs /replacements to keep the roof, including the field and flashing, watertight for, period of ten (10) years beginning at the time of the Owners acceptance of final product. Cost of this guarantee is borne by the Contractor. 2. Execute this guarantee by the primary Roofing Manufacturer to over any and all costs for repairs necessary to stop leaks which occur resultant of, but not limited to, the following: a. Deterioration of the roofing membrane or base flashing system resulting from ordinary wear and tear by the elements. b. Workmanship on the part of the approved Roofing Contractor in application of the roofing membrane or base flashing system. c. Blisters, fishmouths, bare spots, ridges, or wrinkles in the roofing membrane. d. Splits or cracks in the roofing membrane not caused by structural movement. e. Slippage of the roofing membrane or base flashing. C. If, 24 hours after notification of roof leakage Contractor has not responded, Owner has the right, without invalidating his Guarantees and at the expense of the Contractor, to make any emergency temporary repairs that are required in order to protect the building and its contents from damage due to roof leakage. Provide single ply roofing system comprised of the following major components and having a UL Class "A" fire rating. Roof Membrane: 1. Material: Minimum 45 mil (.045 ") thick polyester- reinforced uncured Chlorosulfonated Polyethylene (CSPE /Hypalon). Provide prefabricated "half sheets" as required for perimeter securement. 2. Manufacturer and Brand: Manufacturer's standard product. 3. Nominal Weight: 30 -42 lbs. per 100 sq. ft. 4. Exposed Color: White Flashing Membrane: 1. Material: Minimum 45 mil (.045 ") thick Chlorosulfonated Polyethylene (CSPE /Hypalon) with or without reinforcement as required by manufacturer for application. 2. Manufacturer and Brand: Manufacturer's standard product. 3. Exposed Color: White D. Separation Layer: 1. Material: As recommended and approved by membrane manufacturer and /or required for UL Class A rating. 2. Manufacturer and Brand: Approved by Membrane Manufacturer and acceptable for appropriate UL rating. 3. Thickness: As required. 07530.33 B. 07530.34 SEPARATION LAYER: A. Provide a separation layer between the roofing membrane and plywood deck as recommended and approved by the roofing system manufacturer and Underwriters Laboratories to comply with requirements for a UL Class A fire rated assembly. Separation layer may include any one of the following components. Insulation (or exterior gypsum board): 1. Provide wood noilers if needed to accommodate securement at roof perimeters and /or roof penetrations, as required by membrane manufacturer. 2. Lay insulation boards in an ashlar (cross) pattern (joints staggered) with the joints between the long dimension of the boards continuous. 3. Space roof insulation 1/4" from all vertical fleshings. 4. Neatly cut insulation and fit around all through -roof projections. 5. Do not lay more insulation than can be completely covered in a day's work. 6. Cut out damaged insulation out and replace with minimum 12 "x12" sections of new insulation secured in place. 7. Remove and replace any wet insulation. Do not apply roofing over wet insulation. 8. Provide tapered roof insulation around roof drains. 9. Secure insulation to deck with screw /plate fasteners using an F.M. 1 -90 securement pattern, but not less than six (6) fasteners per 4'x4' insulation board. C. Slip Sheet: 1. Install slip sheet between roof deck and membrane in accordance with manufacturer and /or UL requirements /recommendations. 2. Remove and replace any slip sheet material that is wet or damaged. MEMBRANE INSTALLATION: A. Cut sheets to maximum size possible in order to minimize seams. Install membrane so that the flow of water is over or parallel to, but never against, the laps. B. Install a minimum of two (2) half -wide sheets of appropriate membrane at the perimeter of each roof section /level with full sheets installed over the field of the roof. C. Mechanically fasten each membrane sheet using appropriate membrane fasteners and disks placed within the membrane overlap. Install placement of membrane and spacing of fasteners comparable to FM 1 -90 approval as submitted prior to job start. Remove and replace any loose or poorly secured fasteners. D. Overlap adjacent membrane sheets at least four (4) inches (4.5" minimum is required for membranes with selvage edge). If necessary to obtain a positive weld, clean and /or prepare the overlap area per manufacturer's recommendations and wipe dry. If Hypalon membrane is allowed to cure, follow manufacturers recommendations for preparation of the membrane prior to welding. E. Provide minimum 1.5" to maximum 2" continuous hot air or solvent weld at all areas where membrane overlaps. Use a roller to apply pressure to seams in conjunction with welding to insure a positive weld. Check the full length of all seams using a probe with a well - rounded point. Apply appropriate lap sealant at all exposed cut edges. F. For any areas where the integrity of the weld is suspect, or where membrane defects occur such as fishmouths, wrinkles, punctures or voids in the seam area, patch such areas using the some membrane material. Using a rounded patch sized to extend at least six inches beyond the defect in all directions, prepare and patch the area in accordance with manufacturer's instructions. Install new metal cap coping over top of wall to overlap and seal the top of the wall flashing. Drain Flashing: 1. Remove drain ring prior to roofing application. 2. Extend base and ply sheet into the drain under the clamping at the job site. 4. Letter of certification from the primary Manufacturer stating that the system specified or proposed is appropriate for the geographical area and type deck, and that the specified re quirements are either acceptable or exceed their requirements for E. Membrane (and insulation) Fasteners: 1. Type: Factory Mutual approved fastener with cap plate as required for deck type. 2. Manufacturer and Brand: Approved by Membrane Manufacturer. 3. Screw Length: As required by manufacturer for deck type. '` exposed edges of the patch. G. Cold Weather Precautions /Limitations: 1. No welding or adhesive application are allowed in temperatures below 35oF. 2. Refer to membrane manufacturer's recommendations for cold ring. 3. Set a four lb. lead sheet into a solid coating of roof cement over the installed ply sheet. Extend the lead sheet at least 6" beyond the outside of the drain bowl. Shape the sheet to conform snugly to the underlying taper. Prime lead sheet and cover with modified bitumen stripping ply extending at least 6" beyond the edge of the lead sheet. Cover with appropriate surfacing. Extend all plies, including the base and ply sheet, stripping ply, lead sheet and surfacing sheet, into the drain, under the clamping ring. 4. Set the drain ring in roof cement and securely tighten over the drain flashing components. 5. After complete installation of the roofing system, inspect the specified guarantees. Note any items not acceptable or detrimental to system performance prior to bid for review and clari fication. 5. Approved applicator certification letter from Manufacturer. 6. Current product literature, installation specifications and details. 7. Prior to job start, submit evidence of Underwriters Laboratories (UL) Class A listing for proposed roof system as well as all applicable membrane layout, fastening patterns, special requirements or instructions, and similar directions. 8. Where roofing or flashing requirements vary from those described herein or on details, submit shop drawings and /or F. Fasteners for Wood and Masonry Flashings: 1. Type: Wood nails, minimum 11 gauge, barbed, galvanized with 5/8" head. . Masonry nails, case hardened. One inch diameter tin caps must be used. 2. Manufacturer. Submitted and approved Manufacturer. 3. Size: Sufficient length to penetrate 3/4" minimum. G. Protection Pads: 1. Material: Minimum 30" wide roof protection material composed of reprocessed rubber and synthetic binders or reinforced Hypalon material. 2. Manufacturer and Brand: Approved by Membrane Manufacturer. H. Bonding Adhesive: weather application. 3. At lower temperatures, the speed and temperature of the hot air welder may need to be adjusted to allow heat to absorb into the colder membrane. Several test welds may be required in order to determine proper machine settings. 4. At temperatures below 5OoF, store adhesives in a temperature regulated "hot box" in order to maintain adhesives at room temperature. 5. At lower temperatures, adhesives may" require a longer open time in order to allow solvents to adequately flash off prior to adhesion. 6. Any surface condensation must be removed prior to welding.
