LEGAL DESCRIPTION
Part of Block 2 in Carmel Science & Technology Park, the Conditional Secondary Plat of which was recorded
November 20, 1986 in Plat Book 13, pages 65 -71, and Corrected by Certificate of Correction dated February 12,
1998, and recorded March 10, 1998, as Instrument 9811593, Replated in Secondary Replat as Lot 2, Block 2 of
Carmel Science Technology Park, as Instrument No. 99 -67811 in Plat Cabinet 2, Slide 356, all in the Office of the
Recorder of Hamilton County, Indiana, more particularly described as follows:
Beginning at the Westernmost corner of said Block 2, which point is on the Northeasterly right of way line of Carme
Drive; thence along the Northerly boundary of said Block 2 the following two courses: (1) North 66 degrees 37
minutes 43 seconds East, 500.46 feet; (2) South 79 degrees 13 minutes 44 seconds East, 37.64 feet; thence
along the following six courses along the Western boundary of Lot 2 of said Block 2, (1) South 10 degrees 46
minutes 16 seconds West, 165.37 feet; (2) South 66 degrees 37 minutes 43 seconds West, 128.40 feet; (3)
South 23 degrees 22 minutes 17 seconds East, 45.81 feet; (4) North 90 degrees 00 minutes 00 seconds East,
135.09 feet; (5) South 00 degrees 00 minutes 00seconds West, 53.00 feet; (6) South 05 degrees 22 minutes 46
seconds West, 22.46 feet; to a point . on the Southerly boundary of said Block 2 and the Northerly right —of —way
line of Adams Street; thence along the Northerly right —of —way line of said Adams Street the following three courses:
(1) Westerly 123.03 feet along a curve to the left having a radius of 420.00 feet, the radius point of which bears
South 05 degrees 22 minutes 46 seconds West, to a point which bears North 11 degrees 23 minutes 42 seconds
West from said radius point; (2) continuing Westerly 93.32 feet along a curve to the left having a radius of 420.00
feet, the radius point of which' bears South 11 degrees 23 minutes 42 seconds East, to a point which bears North
24 degrees 07 minutes 25 seconds West from said radius point; (3) South 65 degrees 52 minutes 30 seconds
West, 143.16 feet, to a fillet at the intersection of the Easterly right —of —way line of Carmel Drive; thence
Northwesterly 39.27 feet along a curve to the right having a radius of 25.00 feet, the radius point which bears
North 24 degrees 07 minutes 30 seconds West, to a point which bears North 65 degrees 52 minutes 30 seconds
East from said radius point; thence along the Easterly boundary of the Carmel Drive right —of —way the following two
courses; (1) North 24 degrees 07 minutes 30 seconds West, 32.69 feet, to a point on a curve to the left, the
radius point which bears South 65 degrees 52 minutes 30 seconds West; (2) Northwesterly 220.50 feet along said
curve to the left having a radius of 1,040.00 feet, to a _point which bears South 53 degrees 43 minutes 38 seconds
West from said radius point, and the POINT OF BEGINNING, containing 2.636 acres, more or less.
By graphic plotting the above described tract does not lie within a known flood plain, and lies in Zone (X) per FEMA
Flood Insurance Rate Map, No. 18081 C0008 D, Effective date February 19, 2003.

All public right of ways (public streets) shown hereon and not heretofore dedicated are hereby dedicated to the public for use as a public street.
1. EASEMENTS FOR DRAINAGE AND UTILITIES: The lot is subject to drainage easements and utility easements either separately or in combination, as
shown on the plat, which are reserved for the use of public /private utility companies and governmental agencies as follows:
A. DRAINAGE EASEMENTS (D.E.) are created to provide paths and courses for area and local storm drainage, either overland or in underground
conduit, to serve the needs of the subdivision and adjoining ground and /or public drainage system; and it shall be the individual responsibility of the
lot owner to maintain the drainage across his own lot. Under no circumstances shall said easement be blocked in any manner by the construction or
reconstruction of any improvement, nor shall any grading restrict the water flow in any manner. Said areas are subject to construction or
reconstruction to any extent necessary to obtain adequate drainage at any time by any governmental authority having jurisdiction over drainage of the
subdivision.
B. UTILITY EASEMENTS (U.E.) are created for the use of public utility companies, not including transportation companies, for the installation of pipes,
mains, ducts, and cables.
C. The owners in this addition shall take title subject to the rights of public /private utilities and governmental agencies to said easements herein
granted for ingress and egress in, along and through the strips of ground for the purposes herein stated.
This subdivision shall be known and designated as Block 2, Carmel Science and Technology Park with Lot numbered 3, inclusive.

certify that by the recordation of this instrument, said real estate
