attached marked up elevation.)Adjusted.
8. Please reduce the pitch of the shed dormer on the Front Elevation.The scale of the dormer seems `off'
compared to the rest of the facade. (See attached marked up Front and Right elevations.) Reduced to 3/12 which
is minimum shed for water proofing.

Justin is correct on his assessment. We did not provide detention for the 2nd Ave lots, but the drainage route for approx.
half of the lots was maintained so that it could continue to flow east and into the dry detention facility. The facility
would then pass that off-site runoff through the spillway.

I will let Mr. Ilko reply if I'm incorrect, but we were not required to provide detention for any of the existing
platted lots along 2nd Ave NE,just the newly developed Blackwell Park subdivision along 3rd Ave NE.
However, we have allowed for the the drainage to flow through the 3rd Ave site as that was the existing
drainage path.
