The site is currently zoned PUD with a proposed zoning Planned Unit Development (PUD) zoning classification. The site is located at the Northwest corner of 136th Street (Smokey Row Road) and Cool Creek. Report on Water Distribution, Sanitary Sewer and Storm Sewer System: `I. Water Distribution The potable water to the site will be provided by City of Carmel Utilities. New watermains will be installed onsite by the developer and connected to the main in 136th Street (Smokey Row Rd.) and North of the Site. Approval for the extension of every water main will be required from the Indiana Department of Environmental Management, and all mains will be designed and Installed In accordance with the Standards of the City of Carmel Water and Wastewater Utilities. 2. Sanitary Sewer - Sanitary sewer service for this site will be provided by City of Carmel Water and Wastewater Utilities. Sanitary sewer effluent for the site will be collected and piped to an existing sanitary sewer manhole located on the North side of 136th Street. The existing sanitary manhole is connected to an 30" sewer main .flowing Southedy along and adjacent to 136th Street. Approval for the design and construction of sanitary sewer facilities will be required from the Indiana Department of Environmental Management, and all sewers will be designed and installed in accordance with the Standards of the City of Carmel Department Utilities. 3. Storm Sewer The surface runoff on the site will be conveyed by a system of swales and pipes within the development to detention ponds, then to Cool Creek. Approvals for the design and construction of the storm sewer facilities must be obtained from the City of Carmel Department of Engineering. 4. Erosion Control During all phases of the construction the Site General Contractor and all Subcontractors shall exercise measures to prevent the erosion of soils due to the action of water and wind. All erosion and sediment control measures shall be implemented prior to earth moving activities. Sediment in run -off water shall be trapped by the use of such methods as debris basins, siltation sumps end silt fences un�if the dl's(urbed area is stabilized. These shall be ter place before any lane! alteratlonsl9rading. Trapping devices shall be periodically inspected during dry periods and after each rainfall event by the Site Contractor. Trapping devices shall be replaced if determined to be incapable of performing intended function of sediment trapping. The Contractor shall have available on the construction site a water source capable of applying water to dry exposed soil in order to prevent wind erosion. The application rate and manner shall be such that soil moisture is attained and no surface run -off is created. 5.
