The separation between the streets should be where it starts to begin a change in direction and as close to another intersection as possible. So with that being known the separation should be between lots 36 and 37. Lot 37 will be addressed off of Wellswood Bend and Lot 36 will be addressed of off Aldersbrook Trail. However, I did not know about the urgency of this landscaping as no Drees employee was contacted with your initial e-mail on 7/5/12, nor have we received any other communication from Carmel regarding this. I have procured bids to complete this work. I wanted to wait until after the Section 3 streets were in and the path adjacent to the north pond was complete to make sure landscaping was not put in its way. So, we were anticipating on a Spring install date. However, if it is an urgent matter, then I can release the work immediately. In the future, please make sure that a Drees employee is contacted if there is an urgent matter, especially when a stop of permits may happen if there is inaction. I first contacted you (attached) in July in hopes that any landscaping would easily be addressed this fall. As there is a desire to start section 3, my expectations were that all landscaping would be installed where possible in sections 1 and 2 this fall. Unfortunately, it appears that the pond areas have been constructed for a while and the landscaping has yet to be completed. To answer your question, the current planting season runs until the ground freezes, normally this time is around Dec. 1st. This leaves ample time to coordinate landscaping the pond areas and all other areas that have had construction completed. As you mentioned, they are landscaping as they go, then I assume this deadline should not be a problem. 1 My initial email stated a deadline date of November 1st 2012. As the landscaping for this project has yet to be addressed, I will set up another deadline of December 7th 2012. If the landscaping around the two ponds is not completed at that time permit holds may be assessed. I will then inspect these areas for proper planting (there are details on the plans) along with making sure that the landscape plan is followed as designed. Please keep me up to date on the progress of the landscaping installation. If you have any questions, let me know and I will try to help where I can. The biggest problem with dwg is reference files (xrefs) Please include all appropriate reference files as separate files only if they are needed to reproduce the final plat. If you simply bind them, the file will be huge and I may not be able to use it. I would also like pdf files so that I can easily plot or reproduce the plat with all appropriate fonts, etc. If you have more questions, let me know. The project name was later changed to Stafford Place. Sections 2 & 3 were both shown on the same set of Civil Construction Plans with a delineation line between the sections. However the plats were shown as two separate plats. Section 2 was assigned Docket Number 08080001 SP for 28 lots and Section 3 was assigned Docket Number 08080002 SP for 18 lots. Both projects went through the TAC process and were approved for construction. Only Section 2 was constructed at the time of approval. Some mass earthwork was completed for Section 3 but no infrastructure was installed for that section. Due to the length of time that has elapsed since the original approval, the Department of Community Services has recommended that we submit the plat to the TAC members to see if you have any comments. This project will NOT be placed on the TAC agenda and it is our responsibility to work with each TAC member on their approval. The only changes that have occurred on the civil construction plans since the original submittal is that they have been updated to include the Section 2 as -built information and Section 2 is shown as existing. The Availability Fees are current as of this date but are subject to future revisions. Availability (acreage) Fees must be paid after all other Engineering Department Requirements have been satisfied and prior to approval and start of construction activities. Availability Fees are based upon total platted acreage or legal description acreage and are as follows: a. Water Availability Fee = $1,010.00 per acre plus a $300.00 Development Application Review Fee (effective 7/2/07). This project is subject to the City's Storm Water Manangement and Storm Water Quality Ordinances. b. The City defers to the Hamilton County Highway Department as to the details of the 146th Street entrance and all work within that right -of -way. 38. If decorative signs are planned, they shall be installed and maintained by the developer or the HOA. The speed limit and stop signs must still be enacted by ordinance before they are enforceable by Carmel Police Department. 39. We have been notified by Bill Akers of Camel Communications that the subdivision name has been changed from Stafford Land to Stafford Place.
