The subject real estate is a new parcel being created from a portion of the remainder parcel that was left over from a tract of land conveyed to PL Partners, LLC recorded at Instrument Number 200400043279 after the plat of Townes at Weston Pointe, Section 1 was recorded in Instrument Number 200400067374 and is based on a previous survey by Civil Designs, LLP recorded at Instrument Number 200500056581. Said remainder parcel was later conveyed from PL Partners, LLC to F.C. Realty Thirty Three LLC in Instrument Number 2005 - 00050114 The northeast corner of the subject parcel was found in place, all other corners for this survey are original corners, set this survey. There are no known discrepancies in the reference monuments found. The construction of the north line of the Quarter Section is detailed in the survey by Civil Designs recorded at Instrument Number 200500056581. Unless otherwise noted or depicted hereon, there is no evidence of occupation along the perimeter lines of the subject tract. The Theoretical Uncertainty (due to random errors in measurement) of the comers of the subject tract established this survey is within the specifications for a Class B Survey (0.25 feet) as defined in IAC 865.
