211. Docket No. 070310035 DP: Pro-Med Lane - Holiday Inn
The applicant`.seeks site plan approval for a proposed full-service hotel. The site is
located at 136th Street and Pro-Med Lane, and is zoned B6, within the US 31/Meridian
Street Overlay. Filed-by Stacey Fouts of-DeBoy Land Development Services, Inc. for
Justus Home Builders, Inc.
The applicant;seeks approval for the development plan(only) of this site;-the building elevations
and,an ADLS/DP Amend application will be submitted at a later date for Plan Commission
review/approval. Please seethe petitioner's information packet for full details.
The following are the department's current issues and concerns:
1. Per the Alternative Transportation Plan, a 10-ft°multi-use path is required along Smokey
Row.
2. 'Engineering Dept: The documents submitted were not conplete and the plan did not
,appear adequate. Revised plans will be required.
3. Urban:Forestry Dept:,Scott.Brewer, City Forester, needs updated landscape plans with
more detail. Scott has not been provided revised"plans or-requested changes after
comments from before the TAC meeting after repeated emails to DeBoy Land
Development Services:.
4. Commitments; recorded with the property during-the.initial.rezone to B-6, limit the
building height:to 50-ft or 4 stories; whichever is less. This'means that a 6-story hotel
cannot be approved. (A commitment amendment approval from the Plan Commission
wo.uld:have to occur, first-)
5. If this hotel has a banquet hall or conference room; then additional parking spaces will be
required, in addition to the parking spaced:allotted for the hotel rooms.
The Department of'Community'Services recommends the Plan Commission forward this
item to the August 7th Special Studies Committee meeting for further review.
