(B) Occupation or possession lines (C) Clarity or ambiguity of the record description used and of adjoiner's descriptions, and the relationship of the lines of the subject tract with adjoiner's lines. (D) The Relative positional accuracy of the measurements. (A) Reference Monuments: Monuments set by the original surveyor of the subdivision are controlling monuments in the retracement of lot lines. This survey based or, iot corner monuments called for and recovered on the record plat. The maximum uncertainty associated with reference monuments as it affects the surveyed property is ±0.25 feet. (B) Possession Lines: 1.) South adjoiner's fence extends as for as 12.5 feet into subject property. 2.) An existing stone drive crosses the South side of subject property as shown. (C) Record Descriptions: 1.) The record distance of 304.19 feet along the West line of subject tract calculates to be 269.18 feet. (D) Relative Positional Accuracy of Measurement: The accuracy of this survey is within the acceptable relative positional accuracy for a Suburban Survey. The location of utilities serving or existing on the property are limited to visible surface evidence (such as manholes, inlets, valves, etc.). The contractor shall contact an underground utility location service at least 3 working days prior to construction. 2.) Basis of Elevations: Site development plan by Keele —Webb Assoc. 3.) It shall be the contractors responsibility for notification and coordination of all construction with the respective utility companies prior to starting any construction. 4.) Driveway construction shall conform with Hamilton County driveway standards. 5.) Erosion Control: Land alterations which strip the land of vegetation, including regarding, shall be done in a way that will minimize erosion. Whenever feasible, natural vegetation shall be retained, protected and supplement. The duration of time which an area remains exposed shall be kept to a practical minimum. The area shall be stabilized as quickly as practical. Temporary vegetation or mulching shall be used to protect exposed areas during development. Permanent and final vegetation or structural erosion control devices shall be installed as soon as practical under the circumstances. Sediment in run —off water shall be trapped by the use of such methods as debris basins, and silt traps until the disturbed area is stabilized. Contractor shall maintain erosion control measures as required during construction. Contractor shall insure that existing streets remain free of mud and debris during construction of this project. 6.) Architect to determine elevations of finished floors, elevations at perimeter of structure and elevations at driveway. 7.) Contractor to verify the location of sewer and water connections.
