Drainage Easement A Description
A part of Block 13 in the Carmel Science and Technology Park, recorded in Plot Book
13, pages 65 -71 in the Office of the Recorder of Hamilton County, Indiana, more
particularly described as follows:
Commencing at the intersection of the northerly and westerly block liens extended, of
said Block 13; thence North 89 degrees and 30 minutes 00 seconds East along the
northerly line of said Block 13 a distance of 193.74 feet to the point of curvature
of a curve having a radius of 510.00 feet the radius point of which bears North 00
degrees 30 minutes 00 seconds West; thence easterly along said curve 194.41 feet to a
point which bears South 25 degrees 29 minutes 05 seconds East from said radius point;
thence South 25 degrees 29 minutes 05 seconds East 226.31 feet to the Point of
Beginning; thence North 41 degrees 56 minutes 35 seconds East 13.26 feet; thence
North 87 degrees 37 minutes 02 seconds East 72.19 feet; thence South 66 degrees 13

Drainage Easement B Description
A strip of land, twenty -five (25) feet in even width, for a non - exclusive drainage
and maintenance easement located in part of Block 13 of the Carmel Science and
Technology Park as per plat thereof, recorded in Plat Book 13, page 68, in the Office
of the Recorder of Hamilton County, Indiana, the centerline of which is more
particularly described as follows:
BEGINNING at a 5/8' iron rebar with a plastic cap stamped 'Weihe Engr. LS 0012'
(capped rebar) located at the Northern most comer of Block 14 of the Carmel Science
& Technology Park, as per plat thereof, recorded in Plat Book 13, page 68, in the
Office of the Recorder of Hamilton County, Indiana, said point being also the
intersection of the Southeasterly right -of -way line of Adams Street and the East line
of the Northwest Quarter of Section 36, Township 18 North, Range 3 East, Clay
Township, Hamilton County, Indiana, thence South 44 degrees 05 minutes 00 seconds
West (plat bearing), a distance of 955.81 feet on the Southeasterly right -of -way line
of said Adams Street to a capped rebar and also the beginning of a curve, concave
Easterly, having a radius of 20.00 feet and a central angle of 90 degrees 00 minutes
00 seconds thence Southeasterly along the arc of said curve to the left a distance of
31.42 feet to a capped rebar and the curve's end thence the following two (2) courses
are on the Northeasterly right -of -way line of Clark Street 1) South 45 degrees 55
minutes 00 seconds East, 479.43 feet to a capped rebar and also the beginning of a
curve, concave Southwesterly, having a radius of 385.00 feet and central angle of 45
degrees 20 minutes 40 seconds; 2) thence Southeasterly along the arc of said curve to
the right, a distance of 35.91 feet to the endpoint of a non - tangent line bearing
North 49 degrees 25 minutes 39 seconds East 385.00 feet from the radius point of said
curves, thence South 32 degrees 55 minutes 07 seconds West 52.50 feet to a point on
the southwesterly right -of -way line of Clark Street said point being the Point of
Beginning of the herein described centerline, thence continuing South 32 degrees 55
minutes 07 seconds West 32-43 feet; thence North 44 degrees 19 minutes 25 seconds
West 257.71 feet; thence South 60 degrees 17 minutes 37 seconds West 44.39 feet
thence South 41 degrees 57 minutes 30 seconds West 199.55 feet to the terminus point
of the herein described centerline, the sidelines of said easement are to be
shortened and /or lengthened to meet at all angle points and also the southwesterly
right -of -way line of Clark Street.
Block 13 in The Secondary Plat of Carmel Science & Technology Park, an
addition in Hamilton County, Indiana as per plat thereof recorded in
Plat Book 13, Pages 65 -71 and amended by Certification of Correction
recorded as Instrument Number 87 -01640 in the Office of the Recorder,
Hamilton County, Indiana.
'This plat is being recorded pursuant to and in accordance with the terms and
conditions of the conditional Secondary Plat of Carmel Science and Technology Paris as
recorded on pages 65 -71 of Plat Book 13 in the office of the Recorder of Hamilton
County, Indiana, and shall be cross - referenced to said Conditional Secondary Plat.'
This subdivision consists of TWO LOTS, as shown on the within survey
plat. The size of said lots and the width of the existing street
rights -of -way and easements are shown in figures denoting feet and
decimal parts thereof.

surveyor, licensed in compliance with the laws of the State of Indiana
and that this plat correctly represents a survey completed by
American Consulting, Inc. under the direction of Donald R. Masson on
Novermber 20, 1998 and that all monuments shown thereon actually
exist or will be set after construction and that the location, size. type
and material are accurately shown and that all requirements specified in
the subdivision ordinance of the City of Carmel have been met. Witness

We, the undersigned, owners of the real estate shown and described
herein, do hereby certify that we have laid off, platted and
subdivided, and do hereby lay off, plat and subdivide, said real
estate in accordance with the within plat.
The subdivision shall be known and designated as Block 13 of
Carmel Science and Technology Park, an Addition to the City of Carmel.
All streets and alleys shown and not heretofore dedicated, are hereby
dedicated to the public. Front and side yard building setback lines
are hereby established as shown on this plat, between which lines and
the property lines of the street there shall be erected or maintained
no building or structure.
The Developer (as defined in the Declaration) and any other Owner (as defined in the
Declaration) shall be entitled to relocate all or any part of any easement located on
a portion of the Real Estate then owned by the Developer or the other Owner provided
that (i) all work done in relocating such easement shall be done in such a manner
that use by any other Owner of its portion of the Real Estate shall not be
interrupted or impaired, (ii) the relocated easements shall serve the some land and
Benefitted Parties as the original easement and shall be of substantially the some
type, quality and capacity as the original easement, and (iii) an affidavit
describing such relocation shall be recorded and cross- referenced to this plot.'
The right -of -way for Guilford Road, Carmel Drive, Clark Street, and
Adams Street shown on this plat, if not heretofore dedicated to
the public, are hereby dedicated to the public for use as public
rights -of -way.

'The development and use of the Real Estate are subject to the Declaration of
Development Standards, Covenants and Restrictions for Carmel Science and Technology
Park dated November 20, 1986, and recorded November 20, 1986 as Instrument No. 86-
26557 and in Miscellaneous Record 189, pages 615 -651, and re- recorded cn June 8, 1988
as Instrument 88- 10897, and amended by First Amendment to Development Standards dated
August 19, 1988, and recorded August 24, 1988, as Instrument 88- 17832, and by
Modification and Amendment recorded January 30, 1990, as Instrument Nos. 9002282 and
9002283, respectively, and by Declaration of Easements dated October 9, 1997, and
recorded November 4, 1997, as instrument 97- 47160, including further amendments
thereto as made from time to time as provided therein (such Declaration, as hereafter
amended from time to time, referred to herein as the'Declarationl.
Portions of the Real Estate are designated as easements on the Final Secondary Plot.
Except as and only to the extent otherwise specified on the Final Secondary Plat, all
easements designated thereon shall constitute Common Facility Easements for the
common use and enjoyment of the Benefitted Parties (as defined in the Declaration),
and shall be subject to all applicable terms and provisions of the Declaration.
Drainage Easements (D.E.1 and Regulated Drain Easements ("R.D.E.1 are hereby
granted and created in, over and under those portions of the Real Estate designated
on the final Secondary Plat as Drainage Easements and shall be for the purposes of
construction, use, maintenance, repair and replacement of drainage facilities,
including, but not limited to, swales, underground drainage pipes and retention
ponds, for drainage of surface water. Regulated Drain Easements shall be maintained

purposes of construction, use, maintenance, repair and replacement of utility lines
and related facilities to provide gas, electricity, water and other utilities to all
or any portion of the Real Estate. Landscape Easements ('LE.1 are hereby granted
and created in those portions of the Real Estate designated on the Final Secondary
Plat as Landscape Easements and shall be for the purposes of the installation,
maintenance, repair and replacement of signage, landscaping and related facilities.
Portions of the Real Estate may be used for one or more types of easements to the
extent designated on the Final Secondary Plat.
