Recommendations
Optimum seeding time:
October 1 (fall) to March 15 (late winter)
(Seeding can be done outside of that
window but establishment may take longer.
Do not seed during the summer wFen soil
moisture and rainfall may be limitel.)
Seedbed preparation:
Existing vegetative growth should `�e
removed or killed with herbicides. burface
till the seedbed to a depth of 2 to 4 inches.
If the ground is wet, delay tilling witil the
soil dries enough to break apart when tiled.
Lightly compact the tilled soil with a roller,
cultipacker, or similar implement. -1 illing can
usually be omitted if using a no -till seed drill.
Sowing seed:
Sow seed by hand or with a broadcaster and
press into the soil with a roller, cul#ipacker, or
similar implement. Do not cover seed more
than 1/4" deep. If not already included in the
seed mix, plant a cover crop of seed oats at
32 pounds per acre and annual ryegrass at
10 pounds per acre with the seed. f using a
no -till seed drill, follow the manufacturer's
recommendations, being careful nci to
cover the seed more than 1/4" deep' A

WATERING, WEEDING, CULT ATING, MULCHING, MOWING, AND ALL OTHER ACTIONS REQUIRED FOR
PLANT ESTABLISHMENT.
9. CONTRACTOR SHALL WARRA,'_ t ALL NEW TREES, SHRUBS, AND PLANTS FOR A PERIOD OF ONE
YEAR AFTER DATE OF SUBSTANTIAL COMPLETION AGAINST DEFECTS INCLUDING DEATH AND UNSATISFACTORY
GROWTH. REMOVE AND REPLACE ANY TREES, SHRUBS, OR PLANTS FOUND TO BE IN UNHEALTHY CONDITION
DURING WARRANTY PERIOD.
10. ALL PROPOSED LAWN AREAS SHALL RECEIVE 4 " -6" TOPSOIL PRIOR TO SEEDING.
11. BACKFILL FOR TREE AND SVkUB PLANTING SHALL BE 75% TOPSOIL AND 25% PEAT MOSS.
A 5 -10 -5 SLOW RELEASE FERTILIZER SHALL BE INCORPORATED INTO BACKFILL AT APPROVED RATES.
12. LAWNS SHALL BE SEEDED FOLLOWING SCARIFYING, FINAL GRADING, FERTILIZING, AND RAKING. 12 -12 -12
ANALYSIS FERTILIZER SHALLIBE APPLIED AT A RATE OF 10LBS /1000S.F. AND SOIL TO BE AMENDED AS
NECESSARY ACCORDING TO OIL TESTING. APPLY HYDROMULCH TO ALL SEEDED AIRES FOLLOWING
SEEDING OPERATIONS.
13. ALL DISTURBED LAWN AREAS SHALL BE SEEDED OR SODDED AS NOTED. PERMANENT SEEDED LAWNS SHALL
BE PLANTED WITH SEED MIX CONSITING OF 34 LBS. WABASH OR BARON KENTUCKY BLUEGRASS, 20 LBS.
PARK KENTUCKY BLUEGRASS, 10 POUNDS PENNLAWN FESCUE AND 26 POUNDS CERTIFIED FINE BLADE
PERENNIAL RYEGRASS.
14. IF CONDITIONS DETRIMENTAL TO PLANT GROWTH ARE ENCOUNTERED, SUCH AS RUBBLE, EXCESS FILL,
ADVERSE DRAINAGE, OR OBSTRUCTIONS, NOTIFY OWNER OR ARCHITECT BEFORE PLANTING.
15. CONTRACTOR SHALL DETERMINE UTILITY LINE LOCATIONS BEFORE COMMENCING WORK. ANY CONFLICTS
BETWEEN UTILITY LOCATIONS, EXCAVATION, AND /OR LANDSCAPE OPERATIONS SHALL BE BROUGHT TO
OWNER'S ATTENTION PRIOR t0 COMMENCING WORK.
