LANDSCAPE PLAN
GENERAL MOTES
1. IT IS THE RESPONSIBILITY OF THE LANDSCAPE CONTRACTOR TO VERIFY ALL PLANT QUANTITIES PRIOR TO BIDDING.
2. ALL PLANTS MUST BE HEALTHY, VIGOROUS MATERIAL, FREE OF PEST & DISEASE, AND NORTHERN GROWN IN SIMILAR CLIMATIC
CONDITIONS.
3. ALL PLANTS MUST BE CONTAINER -GROWN OR BALLED & BURLAPPED (B &B) AS INDICATED IN THE PLANT LIST.
4. ALL TREES MUST BE STRAIGHT TRUNKED, FULL HEADED & MEET ALL REQUIREMENTS SPECIFIED.
5. NO SUBSTITUTIONS OF PLANT MATERIAL WILL BE ALLOWED. IF PLANTS SHOWN ARE UNAVAILABLE, THE CONTRACTOR SHALL NOTIFY
LANDSCAPE ARCHITECT PRIOR TO BID DATE IN WRITING.
6. ALL PLANTS ARE SUBJECT TO THE APPROVAL OF THE LANDSCAPE ARCHITECT & THE OWNER BEFORE, DURING, AND AFTER
INSTALLATION.
7. ALL PLANTS & PLANTING AREAS TO RECEIVE 3" MINIMUM OF SHREDDED HARDWOOD BARK MULCH (UNLESS OTHERWISE NOTED).
MULCH SHALL BE UNIFORM IN TEXTURE AND COLOR. NO PROCESSED TREE TRIMMINGS WILL BE ALLOWED.
8. ALL PLANTING BEDS SHALL HAVE PRE - EMERGENT HERBICIDE APPLIED AS PER MANUFACTURER'S RECOMMENDATION.
9. MULCH BEDS SHALL EXTEND A MINIMUM WIDTH OF TWO TIMES THE PLANT CROWN.
10. ALL PLANTING BEDS SHALL HAVE A TRENCH EDGE (SEE PLANTING DETAILS).
11. PRIOR TO CONSTRUCTION, THE LANDSCAPE CONTRACTOR SHALL BE RESPONSIBLE FOR LOCATING ALL UNDERGROUND UTILITIES &
SHALL AVOID DAMAGE TO ALL UTILITIES DURING THE COURSE OF THE WORK. THE LANDSCAPE CONTRACTOR IS RESPONSIBLE FOR
REPAIRING ANY & ALL DAMAGE TO THE UTILITIES, STRUCTURES, SITE APPURTENANCES, ETC., WHICH OCCURS AS A RESULT OF THE
LANDSCAPE CONSTRUCTION.
12. THE LANDSCAPE CONTRACTOR 1S RESPONSIBLE FOR FULLY MAINTAINING ALL PLANTING (INCLUDING, BUT NOT LIMITED TO:
WATERING, SPRAYING, MULCHING, FERTILIZING, ETC.) OF THE PLANTING AREA & LAWNS UNTIL THE WORK IS ACCEPTED IN TOTAL BY
THE LANDSCAPE ARCHITECT & THE OWNER.
13. THE LANDSCAPE CONTRACTOR SHALL COMPLETELY GUARANTEE ALL PLANT MATERIAL FOR A PERIOD OF ONE (1) YEAR BEGINNING
AT THE DATE OF FINAL ACCEPTANCE. THE LANDSCAPE CONTRACTOR SHALL PROMPTLY MAKE ALL REPLACEMENTS BEFORE OR AT
THE END OF THE GUARANTEE PERIOD (AS PER DIRECTION THE OWNER).
14. THE OWNER AGREES TO PERFORM ALL LANDSCAPE MAINTENANCE (INCLUDING. WATERING) THROUGHOUT THE ONE YEAR
GUARANTEE PERIOD UNLESS OTHERWISE DETERMINED.
15. THE LANDSCAPE ARCHITECT WILL APPROVE THE STAKED LOCATION OF ALL PLANT MATERIAL AND PLANT BED CONDITIONS PRIOR TO
INSTALLATION.
16. AFTER BEING DUG AT THE NURSERY SOURCE, ALL TREES IN LEAF SHALL BE ACCLIMATED FOR TWO (2) WEEKS UNDER A MIST
SYSTEM PRIOR TO INSTALLATION.
17. ANY PLANT MATERIAL WHICH DIES, TURNS BROWN, OR DEFOLIATES (PRIOR TO TOTAL ACCEPTANCE OF THE WORK) SHALL BE
PROMPTLYREMOVED FROM THE SITE AND REPLACED WITH THE SAME MATERIAL OF THE SAME SPECIES, QUALITY, SIZE, AND
MEETING ALL PLANT LIST SPECIFICATIONS.
18. STANDARDS SET FORTH IN'AMERiCAN STANDARDS FOR NURSERY STOCK` REPRESENT GUIDELINE SPECIFICATIONS ONLY AND
CONSTITUTE MINIMUM QUALITY REQUIREMENTS FOR PLANT MATERIAL.
19. ALL DISTURBED LAWN AREAS ARE TO BE ROTOTILLED, SEEDED AND STRAW MULCHED UNLESS OTHERWISE NOTED. IF THE SOIL WILL
NOT ADEQUATELY SUPPORT GRASS, THEN SIX INCHES OF TOPSOIL SHALL BE ADDED.
20. SEED MIX: 25% "PARADE" KENTUCKY BLUEGRASS, 75% "PENNFINE REGAL° TURF TYPE PERENNIAL RYEGRASS 24. COORDINATE ALL
SODDING, SEEDING, AND EROSION CONTRONL BLANKET AREAS WITH THE EROSION CONTROL PLAN SHEET.
21. ALL PERMITS AND FEES REQUIRED FOR WORK ARE THE RESPONSIBILITY OF THE LANDSCAPE CONTRACTOR.
22. PEATMOSS SHALL BE DOMESTIC OR IMPORTED AND APPROVED BY THE LANDSCAPE ARCHITECT.
23. TREE PLANTING SHALL CONSIST OF 75% APPROVED TOPSOIL AND 25% PEATMOSS. TOP LAYER OF BACKFILL TO CONSIST OF 100%
EXISTING TOPSOIL. A 5 -10-5 ANALYSIS SLOW RELEASE FERTILIZER SHALL BE WORKED INTO BACKFILL.
