Surveyor's Report
1. In occordance with Titie 865, Artide 1, Chopter 12 of the Indiona Administrative Code {'Rule 12'), the
following obsenrations ond opinions ore submitted regording the Morious uncertoi�ties in the bcations of the
lines ond comers estoblished this surv�ey os a result of uncertointies in reference monumentation; in record
descriptions and plats; in lines of occupation; arid os introduced by rondom errors in meosurement
(`Theoreticol Uncertainty"). There may be unwritten rights ossociated with these unceftointies. The Gient
9hould assume there is on omount of uncertainty dong �y line equal in mognitude to the discxe�ncy in the
location of the lines of possession �rom the surv�eyed {ines. All �►rv�ey monuments set or �ound this �rvey
are flush with existinQ 9rode unless otherwist noted.
The Theoretical Uncertainty (due to random errors in measurexnent) of the cornefs of the �ub ject troct
established this survey is within the specif�cations for a Gass C Survey (0.5 feet) os defi�ed in IAC a65.
This survey is based in port on previous surveys performed �y Schneider Engineering Corporation for the parent
parcel(s) in this oreo. (Job # 521, 521.0408, 521.0409 ond a97).
�lost of Section 11 wos trover9ed ot that time for the purpose of co�trdling the v�or�ous bour►dory lines. A 5/8
inch rebar wos recovered at the northwest comer of the northwest quorter. A Norri�o� mo�ume�t M►os
recovered at the northeost corner of the northwest quorter. A PK noil was recov�ered ot the �outhwest cornd-
of soid quarter section. The centerline of U.S. Highway 31 wos established bosed o� bross plugs in concrete
monuments on the new centeriine ( the hiqhwoy hos since been improved ond said monuments hove been
destroyed.)
Horizontal co�trol for this aurv�ey ia from the oo�trd set on the prev+ous surv�eys os noted abov�e �nd irom
subsequent construction staking performed 'n the oreo. Thexe is in my opinion approximotdy 0.4 f�et of
uncertainty ossocioted with tfiis reference monumentatio�.
The sub ject trocts are cutout porcels from the porent porcel (A�eridian 465 As9ocates, LTD - k�strument �'
84-17376). These Parcels were creoted previously by Schneider Engineering Corporation per the owners
instructions.
The west line of the porcels is contiguous with the eost line of The Reserve at Spring �lill $ections t ond 2,
recorded as Instrument �' 94-27146 (Plat Cab. 1, Slide 429 dc k�strument # 96-01852 (Plat Cab. 1, Slide
648). The north line of the sub ject porcel �0' is contiguous with Spring M�I Section 2.
A 9 foot high wood privacy fence exists along the west line of the sub ject porcds os shown hereon. The fence
is generolly along the I�e except ot the northwestern most corner were the fence is os much os 5 feet east
of the line as shown hereon. The 9 foot high wood privocy fe,nce is opproximotely 1 foot north of the line at
the northwest corner of Parcel C.
An 8 foot high brick woll (16' width) with 2.0 foot by 2.7 foot columns exists dong the north line of the
sub ject porcel. The wall vories from 0.4 feet south of the north line of Parcel D to 1.2 feet south of the line
ot the northwest corner of Porcel D. (See detail hereon)
An irrigation pump house enclosed with o 6 foot high wood fence extends ocross the south line of Porcel C
as shown hereon. Additionally on irrigation line opparently n�ns through Porcel C f�om soid pump house
easterly to an irrigotion control box near Illinas Street os shown hereon.
A storm sewer line oppeors to cut diagonolly through the east side of Parcel C from o curb inlet just north
of the north line of Parcel C to on outlet pipe in the loke which exists just south of Porcel C.
There is a possibility of remnonts of old improvements on Parcel C. Those improvements may be such things
as, but not limited to: Underground utility lines, potentiol bosement/foundotions ond septic system.
The east line of the subject parcels is intended to ond generolly does correspond with the back of curb of the
existing Illinois Street.
2. The occuracy of ony flood hazord dato shown on this report is sub ject to mop scale uncertointy and to
ony other uncertointy in locotion or elevatio� on the referenced flood Insuronce Rote Mop. All of the within
described tract of lond lies within thot Special Flood Hazord Zo�e C os soid troct plots by scale on
Community Panel Number 1800081 0012 C of the Flood Insuronce Rote �lops for the City of Carmel, Indiana
(mops dated moy 19, 1981.).
3. Ownership information indicoted hereon is as identified in County or Township records or on title work
provided by others.
4. The within plat and survey were prepared without benefit of current evidence of source of title for the
subject troct or od joiners ond ore therefore sub ject to any statement of facts reveoled by exomination of
such documents.
5. Easements shown hereon were bosed upon previous Schneider Engineering Corporotion surveys o�d land
descriptions prepored in the orea. Where no recording infamotion is shown ossocioted with these eosements,
they should be considered opproxim�te at best. No verification or odditional reseorch concerning these
easements was performed as o port of this survey. Title work should be considered.
