Thanks Angie.
Regarding the driveway width issue. We actually had a meeting when we built the first unit on the east side of
3rd Ave NE to discuss the front loading nature of those garages. It was decided that the rule wouldn't apply and
wasn't brought up on the subsequent SDR's until now.
Let me know if you need anything else.

Thanks,Justin—your responses are appreciated. While it is true that the site is not in the Overlay, you did commit to
SDR review under the old town regulations. However, unless Mike H. objects to the driveway width or to the blacked
out dormer windows,I will go ahead now and prepare the Letter of Grant today/tomorrow.

Angie, Here are the responses on Lot#8 at Blackwell Park:
O1 Please label the width and length of the driveway on the site plan. —Ok -- Thanks for labeling this. Driveways
leading to the garage may not be wider than twelve (12)feet, except within thirty (30)feet of the front of the garage,
where the driveway may be up to twenty-four(24)feet wide. Please address this.
These lots are not in the old town overlay, and we've not treated any of the other front loaded lots at Blackwell
Park this way. It's something that was discussed on the first house.
1 Is the glass blacked out in the dormers?—Yes --- Is there any way to use a translucent smoky film instead of
1 acking it out completely?
I will be glad to look into this. Sounds like we need to come up with some sort of standard because we debate it
each time. Let's go with what's been approved on ever other house and we can agree to find a material you are
ok with us using.
Please adjust the dormers on the Front Elevation, so that the one above the porch/door is more dominant/larger
that the one above the garage door.—Adjusted -This new elevation and the dormers looks the same; were any
.,I adjustments actually made?
Q The dormer over the garage got smaller and was lowered. There is no way to make the gable over the porch
larger without making it wider which would eat into the garage space.
i Is there a way to lower the dormer location that is above the garage? It seems to be'floating'too high and does
not appeared to be 'anchored' down. - It's supposed to be a floating"eye-brow" dormer. I've attached a picture to
cir show how we think it will appear, though a different scale and with shake.—Thanks for submitting the photo
example. The Dept. could be okay with this, if you address item no. 3, above.
Please provide the roof plan.—Attached --Thanks for submitting this.
I
1.
.0 Right Elevation: please add a window to the Study. -Client will put landscape on that wall but has a larger
bookcase going against that wall. —If a window cannot be added, then the Dept. would like you to provide the
conceptual landscape plan for that study area wall, now.
I don't agree with this plan. There's is nothing in the ordinance that defines number of windows or number of trees/shrubs
in a landscape plan. Both of these decisions are subjective. Hoping to dig this house in a week and if we were to give you
a landscape plan now it would just be an arbitrary exercise that would end up changing once the client decided what they
really want. If it's really important than why don't you just require us to plant a tree on that side of the house. Thoughts?
Left Elevation: if possible, please add a window to the Entry. It could be a smaller window that is higher up. -Client
0
r doesn't want a north window in that location. Lots of south windows to let light into living area. —Thanks for trying.
Please add a frosted window, glass block window, or high window to the Left Elevation, in the Master Bath area. -
' Client only wanted rear facing windows in the bath area and doesn't want closet windows. --—Thanks for trying.
Sorry, I struck out on the windows adjustments, but she has a really distinct furniture plan for each room and has
belabored the windows for months. —Thanks for making the effort.
Let me know if it requires further discussion.
Thank you,
.Tustin
