Ephraim Wilfong resigned. He will serve that the end of June. Steve Lawson was voted in as
his replacement on the BZA Board.
Need Executive Committee to meet to approve changes for Hadley Grove on behalf of full
commission.

Agenda was reordered to put Butler Hyundai together.
Public Hearings
1. Docket No. 12120016 DP /ADLS: Butler Hyundai Development at 96`h/Randall.
The applicant seeks site plan and design approval for a 37,500 sq. ft. car dealership building, 2
outlots, and Randall Bypass road. The site is located at approximately 4200 E. 96th St., west of
Randall Dr. The site is zoned B -3 /Business and partially lies within the Floodplain & Floodway

blocks on 26.4 acres. The site is located at the southwest corner of 136ih St. & Illinois St. and is

• Support enhance lifestyle for residents
• 141 units — studio and 1, 2 bedroom units
• Monthly rental without buy in requirement
• Activities for socializing, physical health and fun
• Group activities to local events
• 8.2 acres — 1.4 preservation /conservation area
• 52 studios, 71 -1 bedroom, 18 -2 bedroom, 15 memory care, 53 assisted living, 73
independent living
• Detailed site plan — interesting challenges with drain and gas pipeline
• Connection to path to 136th St
• No vehicle connection to 136th St — no thru traffic
• Staff would like to see masonry material on base
• Bike rack located near entrance to facility
• Ground sign location may change

The applicant seeks site plan and design approval for 23 buildings on 6.9 acres, containing
attached dwellings and apartments. The site is located at approximately 7499 E. 146th St., west of
River Rd. The site is zoned PUD/Planned Unit Development. Filed by Charlie Frankenberger of
Nelson & Frankenberger, for J.C. Hart Company, Inc.
