The approval of this variance does not infringe on any public health, safety, morals,welfare,or otherproperty as-it; adheres to conformance with the rest of the block. The variance will also improve neighborhood and public safety by creating a space for an additional vehicle to be stored inside at night. 2.The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The variance requested is a front yard setback; no side setback relief is needed. The variance is also still in conformance with previous standards which the rest of the block conforms to.While typical construction&remodeling does affect surrounding areas in regards to noise impact during construction, the expansion of the garage will improve the value of our property and as such,potentially have a positive impact to the value of the surrounding properties. This would be accomplished by adding to the beauty and architectural interest of the property while remaining consistent with the existinghouse architecture. 3. If the variance were to not be approved,we would be limited in the use and enioyment of our property. This is a request for approval for a 6'front yard setback variance. This variance will not extend beyond the previously established 25'front yard setback standards and will still conform to the established building lines of other homes in the area. We would like to enlarge our existing attached one car garage to a two car garage. Existing one car garage has a 31'setback.Current development standards for zone R2 is a front yard setback of 35'-City of Carmel Zoninq Ordinance 8.04.03(a).
