BUILDER GUIDELINES FOR HOME SIE CONSTRUCTION
1. Streets- once all streets and curbs have been inspected publicly and accepted any damage from
constracuon track equipment, backhoe outriggers, carelessness, water taps, sump pump lines, or
fuel and oil spills will be repaired at builder's expense.
2. All manholes (sanitary and storm) once set to plan grade, per construction plans inspected and
accepted by the appropriate governmental agency should not be disturbed without written
permission from the developer and appropriate goverrmmntal agency. If the structure needs to be
raised or lowered from plan grade due to builder changing dirt grade around structure, it will be at
builder's expense. Any damage to structure by builder when finish grading or placing sidewalk
wilt also be repmred at builder's expense. All work on structures must be done by an approved
contractor
3. All excavation within 5' of back of curb must be backfilled with granular material. Example:
when tapping water mains, tap or receiving plts must have compacted aggregate backfill. If this
tap requires excavation on a lot other than the approved lot, the ground disturbed by that
excavatinn must be restored to its original condition within a reasonable amount of time. i.e. finish
graded and seeded, sidewalk and irrigation restoration and repair.
Special note: If curb is undermined when excavating for water tap or m~y other excavanon, the
developer mu~;t be contacted to inspect the method of backfill and to inspect S.S~D. to assure there
is not damage. All costs to repan- any undermining of curb or street will be at builder's expense.
4. Alt lots have S.S.D. laterals forbasement sump pumps. Please check your plot plan for location
some are at the curbs and others are in back yard swales. No sump pump will be permitted to
open drain ~n swale [unless S.S.D/s are no~ furnished). S.S.D. are not for downspout drains~
5 When bu/lding on your specific lot, any damage to adjacent lots or lots across the street due m
concrete tracks, building trades, trash and/or leftover material peafilL :lin. etc. will become the
responsibility of the builder to clean up, regrade, and reseed as required by Developer.
Notification will be given before any back charge work is performed so builder will have a
sufficient time to correct the situation.
6 Builder shall not alter existing ground elevations beyond property line of approved lot. When
construction is complete, the elevation on the lot line must be as it existed prior to construction
unless approved by the developer.
7. Existing swales will become the builder's responsibility to maintain during their phase of
construction. The swales have been constructed and seeded per plans as shown on subdivision
erosion control plan. It is the builder's responsibility, if swates are damaged, to regrade swales to
conform to grades on site plans and reseed. If there are problems with swale elevations of
adjacent lots, please notify the developer
8. Streets are cleaned before builder begins construction and ir is the builder's responsibility to keep
the street clean If necessary, the developer will notify the builder to clean streets. If not
completed by given date, the developer will clean and back charge the builder.
Prior to construction, builder is responsible for installing and maintaining a stone driveway and silt
fencing adjacent to all curbs and to all common areas. Any silt entering into the storm system ~s
the builder's responsibility to remove and restore to it's original condition.
PER THE DECLARATION OF COVENANTS AND RESTRICTIONS,
EACH OWNER SHALL COMPLETE ALL IMPROVEMEN, A
LOT STRICTLY IN ACCORDANCE WITH THE LOT
BY THE ARCHITECTURAL
REVIEW BOARD.
