If this site were not a PUD, the Sign e` 7 b 0, ,*..,y, 1 6+ a i i 1 Ordinance would allow Center Identification signs such as these .,�;� ; , �<, �,�,�� �, r �t �, to face each of the public streets of the site i kit,\r,,,14,0,;,i; .11,,,it'tz ,r , b The design of the signs is in conformance with the existing ground sign on the site.There are only a couple modifications. The first applies to both proposed signs.Larger tenant panels for the outlot buildings are proposed with a black background with white text. The existing signs have a red background with white text. The black background will help these tenants' names stand out from the red brick background of the sign. The second major modification only applies to the sign at 146th St. and Lowe's Way and is the reason for the height variance request. This area of the site has a large grade change from the street level at 146°i St. down to the entrance level of the store.The only way a Center Identification sign would be seen at this location is if it is taller than the 10' allowed. The support columns of the proposed sign would sit at ground level.The beginning of the sign would not start until street. level. Petitioner,please confirm the actual overall height of the sign. The petitioner proposes to have metal screening material in-between the columns or legs of the sign. This will help it to not appear like a pole sign,but more like a tall monument sign.The Petitioner also proposes to install large evergreen trees that would grow up around the base to aid in screening it.The proposed new trees, along with the other trees and shrubbery on the site will aid to screen the massiveness of the sign. Findings of Fact 1. The approval of these variances will not be injurious to the public health,safety,morals,and general welfare of the community because: the signs will be located outside of the site line triangles and will not be adjacent to any residential districts. 2. The use and value of the area adjacent to the property included in the variances will not be affected in a substantially adverse manner because: the remaining two outlots available at the center have remained vacant due to the lack of visibility from the major roadways surrounding the center. Additional signage will increase occupancy and increase value for surrounding properties. 7
