• • 03/30/11 HAMILTON CROSSING SIGN PROGRAM This sign program replaces the Hamilton Crossing Sign Program and Amendments ©rya` 10-1-8 72 new signage in the shopping center. Existing signage in compliance with the pas Hamilton Crossing Sign Program and Amendments shall remain in place. ;o A. BUILDING SIGNS (NI! 20 11 g. 1. TENANT BUILDING SIGN REQUIREMENTS ��� A. All signs are subject to written approval from the Landlord. Tenant half i I l 0�6 - g subject pp provide sign shop drawings for approval prior to fabrication and installation. Tenant shall also provide color façade elevations showing tenant sign and sign location. The elevations shall be either CAD format or photo renderings. Approval submittals must include all dimensions, materials, and colors. B. The length of such signs shall be proportionate to the letter/logo height, but shall not exceed 75% of the width of the storefront or store side. The maximum height one line of copy or logo shall not exceed 36 inches, total heights of stacked sign lettering or combination of stacked letter and logos shall not exceed 48 inches. A tenant occupying an end unit of the shopping center may have a sign on the storefront, the store side and the rear of the unit subject. Painted signs on the exterior surface of any building including paper signs are prohibited. Banners are permitted subject to approval from the City of Carmel. K. Landlord shall apply suite number on Tenant Door consistent throughout the shopping center using a consistent letter height and font. L. LOGOS ARE PERMITTED.FOR USE AS A SIGN SUBJECT TO FEDERAL TRADEMARK REGISTRATION AND THE HEIGHT'AND SIZE RESTRICTIONS IN THIS SIGN PROGRAM—PAUL TO EXPAND AND RE-WORD. 2. RESPONSIBILITY FOR BUILDING SIGNS A. Tenant shall lawfully erect any sign at its' own risk and expense, including tenants' final electrical connection to landlord provided supply if available. B. Tenant shall secure all necessary permits from the City of Carmel and pay all fees associated with the sign permits. Landlord shall do the same for the center signs. C. Tenant shall maintain all their signs in good repair at all times. D. Upon vacating their space, tenant or outlot owner shall remove all signs and repair all damage caused by such removal. E. The landlord shall have no responsibility whatsoever for any cost, expense, or loss arising out of or in connection with orders for construction, fabrication, or refabrication of signs, whether or not in conformity with the Landlord Sign Program. A permit for erection of desired signage otherwise in conformity with this Sign Program must first be obtained from the City of Carmel. B. IDENTIFITCATION SIGNS 1. There will be three (3) free standing identification signs to indentify the total Hamilton Crossing Retail area. 2. Identification Sign "A"may contain a maximum of approximately 150 SF of sign surface area and will be located near US 31 and Carmel Drive (126th Street). All tenant signs shall consist of individual dimensional letters, logos, and product and service summary signs. All signs shall have 1/8"thick plastic faces and shall project no more that eight inches (8") beyond the building wall. Wall signs will consist of individually lit channel letters with dark bronze end caps and trim. Letters shall have aluminum backs and returns. The inside of letters must be painted white. D. All signage must be manufactured and installed in accordance with Underwriters Laboratories Rules and Regulations and shall carry a UL authorized label visible from the ground. All neon transformers must comply with UL specification 2161. E. Raceways shall not be used. F. Flashing, blinking, rotating, moving, animated or audible type signs are not permitted. G. Exposed neon is prohibited. Letters maybe internally illuminated with neon or LED. Clear sign faces are prohibited. H. Exposed ballast boxes are prohibited. I. Individual incidental directional signage is prohibited except for Drive Throughs, and Hotel tenants. Page 2 of 4
