The applicant seeks the following development standards variance approval for a garage addition:
Docket No. 13020005 V ZO CH: 8.04.03A Min front yard setback 35 ft,25 requested
The site is located at 125 York Drive and is zoned R-2/Residence. Filed by Teresa Evans, owner.

The applicant seeks the following development standards variance approval for a sunroom addition:

The site is located at 9719 Innisbrook Boulevard and is zoned R-1/Residence. Filed by Ray Stair of Stair
Associates, on behalf of the owners.

• Rear patio projects five feet on back of house
o Would like to enclose for 12 x 19 feet sunroom
o Addition would be five feet into 20 feet drainage easement
o Would expand living quarters and give better view of golf course

o Will be fifteen feet from property line
o Deck on sunroom will encroach further into rear yard

• Five feet minor encroachment
o Should not affect neighbors in adverse manner
• Have received approval from Homeowners Association
• Received variance from Engineering Department for encroachment into 20 feet drainage easement
Mr.Stair:
• Have not received legal paperwork from Engineering approval
• Posted $5,000 bond for crossing sidewalk and curbing (copy provided)
Mrs. Kaufman:
• Email sent to Building and Code with Engineering approval
Miss Donahue-Wold:
• Easement slopes to golf course and common area
Department recommended positive consideration
Discussion:
• Encroachment approved in March by Board of Public Works and Safety
• Petitioner will obtain all documentation before building
Action: Mr. Hawkins APPROVED Docket No. 13050003 V, Kaufman Addition, Shelborne Greene Sec. 5-
B, Lot 223, for minimum rear yard setback of 20 feet (5 feet encroachment).
