C ARMEL/eLA Y BOARD OF ZONING APPEALS

Notice is hereby given that the Carmel/Clay Board of Zoning Appeals meeting on the 25 TH day
of July, 2005 at 6:00 p.m. in the City Council Chambers, 2nd floor of City Hall, One (1) Civic
Square, Carmel, Indiana 46032 will hold a Public Hearing upon a Use Variance and
Development Standards Variance application to seek use variance approval for a restaurant and
seeks the following development standards variances for reduced parking spaces and number of
signs. The owner plans to operate a restaurant in the existing historical church building, which
requires a variance of use from R-2 to C-2, which complies with the overall plan by the City of
Carmel.
The property is being known as 31 First Street SE, Carmel IN~
The application is identified as Docket No. 05050028 UV for permitted uses, 05050029 V for
number of signs, 05050030 V for two signs oriented west, 05050031 V for one sign oriented
south, and 05050032 V for reduced parking spaces.
The real estate affected by said application is described as follows:
Davis & Bales, lots 7pt-8~ East 74.5 feet, more or less, to a point 57.5 feet West of the Southeast
comer of Lot No~ 7 in said Addition, thence North 132 feet to the Place of Beginning, as shown
by Plat in Deed Record 21, Page 416 of the Records in the Recorder's Office of Hamilton
County, Indiana.
Copies of the proposed Special Use Application and Variance Applications are on file for
examination at the Department of Community Services, One Civic Square, Cannel, IN 46032,
telephone 317/571-2417.
All interested persons desiring to present their views on the above application, either in writing
or verbally, will be given an opportunity to be heard at the above-mentioned time and place.
