Since there is little chance that this will ever be converted back into a residential property, and since the parking will be
paved for business purposes, we would like to se~ a plan Ing strip around the par In In e rear yar t help cover some of
the asphalt with shade and stormwater control. And since e drive and parking areas go rig up 0 e property lines on
the sides, it may be that the only place you can plant is on the north side adjacent to the paving. I would expect you could
put 4 or 5 large maturing shade trees in there. Please contact me if there are any problems with this.

We have reviewed the constnlction plans submitted to the HamiJton County Surveyor~s
Offi.ce On March 24, 2005 for this project and have the following comments:
1. This project falls within the jurisdiction of the City of Cannel.
2. This proposed project DOBS NOT fal1 in a Cannel Watershed Protection Area.
3. This project does not fall in a regulated drain watershed and this office will have
no jurisdiction on this project.
4.. Please note that this genera] area has poor drainage currently and adding large
amounts of impervious surface will have a negative impact. The HCSO would.
ask that any possible measure to slow the discharge from this site be considered.
This may include a curbed parking Jot with a notch in the curb to anow the water
to back up in the parking lot or a smatl detention area with a restrictive outlet.

I do. not mind working with Mark Monro.e to. arrive at a landscaping requirement far the impro.vements/variance they desire.
The "no. curbing" do.es not bother me, it is actually better for the drainage in an area of bad drainage (it allo.ws for more
. infiltration), but the increase in impervious surface I think necessitates that we address landscaping to affset that.
There are trees in place around the perimeter, including some large pine trees along the back, but I think that part of the
issue here is to block the view from the neighbors, and what those neighbors that got approvals had to do under the rules.

this business has submitted a variance to not curb its parking lot in the rear area of the building. isthere any way you
can work with mark Monroe (wooden & mclaughlin) and see if additional landscape buffering is needed in the rear yard?
there are existing trees that may count toward the bufferyard requirements.
some history of the "site: a site plan fora use variance was approved in 1993 that did not show parking in the rear yard.
DOCS has discovered the gravel parking in the rear yard. now they will pave it but do not want to curb it.

I have enclosed for your review an amended site plan for the office of Hahn Surveying
Group, Inc. located at 2850 East 96th Street in Clay Township. Hahn seeks your review
specifically related to a proposed asphalt parking area that is to bt? located behind the existing
office building. The area to be used for the asphalt parking is currently used as a gravel parking
area. We anticipate having this matter placed on the April 20, 2005 meeting of the Carmel
Technical Advisory Committee. Once the review of the Technical Advisory Committee is
complete, the' Cannel Department of Community Services is prepared to approve the expansion
of the asphalt parking area administratively.

We have reviewed the consttuction plans submitted to the Hamilton County .Surveyor's
Office on February 28t 2005 for this project and ha-ve the fonowing comments:
I.. This project falls within the jurisdiction of the City of Carmel.
2. This proposed project DOES NOT fall in a Cannel Watershed Protection Area.
3. This project does not fan in a regulated drain watershed' and this office will have
no juri.sdiction on this project.
4. Please note that this general area has poor drainage currently and adding large
amounts of impervious surface will have a negative iD1;pact. The HCSO would
ask that any possible measure to slow the discharge from this site be considered.
This may includea. curbed parking Jot with a notch in the eurb to allow the water
to back up in the parking lot or a small detention area with a restrictive outlet.
s. Please note the additional comments may be warranted at a tater date.
