BFI Properties Warehouse Expansion The applicant seeks the following development standards variance: Docket No. 05060004 V ZO Chapter 26.04.01 perimeter landscape buffering The site is located at 485 Gradle Drive and is zoned I-l/Industrial. Filed by Mark Monroe of Wooden & McLaughlin. General Info: The Petitioner seeks approval for perimeter landscape buffering reduction. The site is located in an industrial zone and is going to do a building expansion. Analysis: The site is located In an industrial zone. The petitioner is inn the process 'of working with the Urban Forester on the landscape plan and the species of trees. Findings of Fact: perimeter plantings/buffering 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the area is zoned industrial where one might think that vast landscape buffering adjacent to other industrial uses is not necessary. 2.) The use and value of the area adjacent to the p~operty included in the variance will not be affected in a substantially adverse manner because: the area is zoned industrial where one might think that vast landscape buffering adjacent to other industrial uses is not necessary. 3.) The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The petitioner will have to provide the width of planting areas and number of plantings as prescribed by the Zoning ordinance, which may make the building expansion project unachievable. Recommendation: The Department recommends positive consideration of Docket No. 05060004 V with the installation of landscaping suggested by the Urban Forester.
