The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the signs will be fabricated bv an experienced sign company and illumination will be underwriters listed. The signs will be installed by professionals using standard engineering practices. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the surrounding areas of this site are similarly zoned and are developed with similar multi-story buildings with similar major tenant signs and address sign numerals. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the ordinance only allows address numerals to be located on this existing sign which are 3.5 inches high. Proper street identification of the addresses of these two building dictates that the numeral height be larger than permitted bv the ordinance. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance Docket No. 05060030 V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the site is developed with two ei~ht-storv buildings~ yet these two buildings are only allowed the same signage as a two-story building. Building I is allowed three signs and, to be competitive, Building Two needs the right to three signs as well in order to allow for its reasonable use.
