The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the ~nmmllnit\l hA~~IIc:.~. The approval ofthis variance will not injurious public health, safety, morals and general welfare ofthe community, because the proposed new construction will consist of one (1) building with two (2) condos. No commercia~ or hazard usage is proposed for the site. There would be no burden on traffic and/or drainage issue. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse .mannerbecause: The construction of the new proposed condo coincides with existing lot sizes and homes within the Little Fann neighborhood. Current lots within the neighborhood also fail to meet required R- 3 standards. The new lot would not look "out of place". Tree preservation and use of existing topography are of high priority of mine. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The actual lot that I am proposing is 7,820 ft2 and the ordinance calls for 8,000 ft2. My lot is just short of the ordinance regulation by approximately 1.95 ft along the width side the property. ,. . DECISION IT .IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance Docket No. is granted, subject to any conditions stated in the minutes of this Board, which are .incorporated herein by reference and made a part hereof.
