Number of Wall Sians Per Facade
1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The proposal does not suggest any more signage than what is permitted by the Ordinance. It only reorients
the signage so that it is visible to those trying to locate and identify the building.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
The affected side of the building is more than 300 feet from Carmel Drive, providing ~ significar;1t distance buffer
from adjacent parcels.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use
of the property because:
The placement of the sign per the terms of the Zoning Ordinance would result in a sign that is not legible from
the road to which it Would be oriented (122nd St). Moving the sign to the north side of the building allows the
property to be adequately identified with minimal impact to the appearance of the site.
DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals the Developmental Standards Variance
Docket No. 05080031 V is granted, subject to any conditions states in the minutes of this Board, which are incorporated
herein by reference and made a part hereof.

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The proposed variance raises the height of the sign only one foot above what is required by the ordinance. A
six foot tall sign is consistent with the intent of the Carmel Zoning Ordinance, as it is the permitted height for a
building identification sign.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
The proposed signs are located within a manufacturing district that allows signs to a height of up to seven feet
when used for building identification. Thus the proposed increase in sign height is consistent with what could
be constructed on adjoining parcels.
3. The strict application of the terms of the Zoning Ordinance to the property will resul.t in practical difficulties in the use
of the property because: .
The permitted sign height limits the number of tenant panels that can be placed on the sign and still be legible
for those trying to identify the building. A five foot sign creates a difficulty in creating adequate signage to direct
motorists to the appropriate entrance and parking area for a facility of this size.
DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals the Developmental Standards Variance
Docket No. 05080032 V is granted, subject to any conditions states in the minutes of this Board, which are incorporated

05080031 V - Number of Wall Signs Per Facade
I. Statement of Variance
The petitioner desires to place two building identification signs on the north fa~ade of a proposed medical
office building. These signs would face Carmel Drive. Section 25.07.02-10(b) of the zoning ordinance
permits only one identification sign per road frontage.
II. Statement of Support
The proposed second wall sign on the north fa~ade is in exchange for the wall sign that would be
permitted on the west fa~ade. While the Ordinance does permit a wall sign along the 12200 Street
frontage, this sign would not be visible from the road due to existing development on the adjoining
property and the angle of the proposed building. Thus the petitioner proposes to move the permitted
sign from the west fa~ade to the north fa~ade where it would be visible. This would result in two
signs on the north fa~ade, one on the east, and no signs on the west or south fa~ade. The total area
of signage would not change, only the location.
05080032 V - Height of Directory Sign
I. Statement of Variance
The petitioner desires to increase the maximum allowed height for a directory sign to six (6) feet for
each of two directory signs. Section 25.07.02-10(d)(i) of the zoning ordinance limits the height of a
directory sign to five (5) feet.
II. Statement of Support
The proposed building is a 50,000 square foot office building with the capacity for a large number of
individual office uses. The proposed directory signs allow for six tenants on each sign. These signs
would be placed on opposite ends of the property (one on 12200 St. and one on Guilford Rd.), allowing
up to twelve tenants signage at the entrance closest to their tenant space. While the petitioner is
able to meet the area requirements of the Ordinance, the height of the sign must be increased over
five feet to accommodate each of the tenant panels. As designed, each panel is only seven inches in
height. To reduce the height any further would make the panels illegible from the adjacent
roadways.
