Dear Committee Member:
At the beginning of the last Committee meeting on June 26, 2013, it was suggested that we have 3
Committee meetings during which the review of this matter would be allocated as follows: (i) the 0 Committee
meeting would be devoted to a discussion of traffic, (ii) the 2nd Committee meeting would be devoted to a
review of the provisions of the PUD Ordinance and (iii) the 3rd Committee meeting would be devoted to
verifying that PUD revisions, agreed to during the 2nd Committee meeting, were properly incorporated into the
PUD.
The 1St Committee meeting, during which the topic of traffic was fully vetted, occurred on June 26,
2013. At the conclusion of that Committee meeting, and further to the allocation described above, we were
instructed to submit an updated PUD for discussion at the upcoming, 2nd Committee meeting to occur on August
6, 2013. To this end, enclosed you will find clean and redlined versions of the PUD. The redlined
version identifies changes to the text of the PUD. In addition, Exhibits B, D, E, F, G and H, which
includes the concept plan (Exhibit B) have been revised.
As discussed during the 1st Committee meeting last month, Atapco is the owner of the subject
34 acres located on the northeast and southeast corners of Carmel Drive and Guilford Road. The
property is zoned M3 (manufacturing).
Atapco's property is uniquely situated as a gateway between the Meridian Corridor and the
City Center. As set forth in the PUD Ordinance, Atapco's vision is to enhance this unique location by
providing well suited and appropriate transition through an integration of mixed uses, including multi-
family, retail and office. As fully illustrated during the 1st Committee meeting and in this submittal,
the proposed mix of uses will be delivered with a high level of site design, architecture and
landscaping.
The proposed redevelopment represents a very considerable private investment fostered by our
City's substantial economic development investment in physical infrastructure and in cultural and
recreational amenities. We look forward to presenting this to you at the Committee meeting on August
6, 2013.
