The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the combined area of the two signs is 19.16 sq. ft. less than the 120 sq. ft. that is allowed for the permitted wall sign. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the real estate is located within a large area of the B -8 District zoning and is surrounded by similar uses with similar signage. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: both reasonably small front facade signage and reasonably small ground signage near the right -of -way is needed to best identify the use that this location, as evidenced by similar signage in the area. DECISION IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance Docket No is granted, subject to any conditions stated in the minutes of this Board, which are incorpora//t��edherein by reference and made a part hereof.
