The applicant proposes a new commercial building and associated signage. The site is
located at 1301 S. Range Line Road. The site is zoned B-8/Business. e'~~ '\.

The applicant is requesting approval of a Development Plan and ADLS for the construction of an
approximately 14,000 square foot, tow-story retail and office building. The site is the former
location of the Ponderosa restaurant. Please see the informational packet prepared by the
applicant for an overview of the site and building elevations. The applicant has been very
responsive to requests made by the Department related to incorporating elements of the proposed
Range Line Road / Carmel Drive Overlay Ordinance. The building is pulled up to the street with
parking behind and the applicant is proposing 4,000 square feet of second story floor area.
This item was presented at the October T AC meeting. No outstanding issues remain. The
following items are those that may require additional discussion:
1. The number of signs proposed by the applicant is in excess of that permitted under the
ordinance. The Department is in support of this request. The second sign would allow
identification of the business to be displayed toward the parking lot. This is similar to the
116th and Guilford proposal. Variance approval is also required.
2. The Department requests clarification on the wall mounted light fixtures. These should
be equipped with internal shields to screen the light source from traffic.
The Department recommends that this item be forwarded to the Special Studies Committee
on November 30th for. further discussion.
