Re: Meadows at The Legacy, Section Two
Dear Ms. Foley:
Enclosed please find 1 set of Construction Plans which have been revised per
comments that we received from your office dated July 19, 2013. Those comments were
addressed as follows:
CONSTRUCTION DRAWING REVIEW COMMENTS'
1. MFPG on Sheet 1 of the Final Plat has been revised to denote Minimum Flood
Protection Grade.
2. L.C.A #4 is being platted as a BMP and Drainage Easement.
3. The legal description is provided on the Title Sheet of the Construction Plans.
4. The locations of all electrical power vaults, transformers, power lines, gas lines,
television cable, and telephone lines are provided on the plans on the
Topographical and Site Development plans per the best of our knowledge.
5. All existing easements, onsite and adjacent to the site have been provided on the
Topographic Survey and Site Development Plan for your review.
6. The limits of the Duke Energy easement is indicated as a 15' easement along the
southern boundary of this section.
7. The location of the existing DD #1 is located within a platted drainage easement
recorded with The Ridge at The Legacy, Section 1 plat. This easement is denoted
on the new topographical sheet that was added perthe required offsite
improvements.
S. All offsite improvements (curbs, sidewalk, pavement, and pedestrian path) are
indicated on the plans for your review. Existing information from Section 1 of the
Meadows has been slightly subdued on the Site Development Plans.
9. All lots adjacent to side yard easements are wide enough to accommodate the
anticipated house and any planned driveways.
10. Swales are contained within a total of a 30' drainage easement along the eastern
boundary of this section. It was agreed during the primary platting of this project
that a dedicated 30' drainage easement was necessary where storm sewer is
present along the southern boundary of this section however if there was only a
swale present a 20' drainage easement was acceptable since there was also a 15'
buffer yard along this boundary.
11. A variable easement has been added at the back corner of Lot 38.

31. The subsurface drains at the back of Lots 33 -38 are constructed as part of Section
1.
32. We have revised all swales to have a minimum 1.0 slope.
33. The note "ALL SIGNS ARE INSTALLED BY THE CITY AND REQUIRE AND ORDINANCE"
has been added to the traffic control plan.
34. All storm sewers have been revised to have a 0.1' drop through all structures
except for the "basin to basin" storm sewers that were inputted per the approved
master plan calculations. In doing so, due to existing grades at the perimeter of
our site, we can only achieve 2.0 feet of cover for structures #424, #430 and #431
which are all yard inlets in the rear yards around our perimeter. If we were to
take out the 0.1 -foot drops through the structures I believe we can achieve 2.5
feet of cover at these structures.
35. See comment #34 above.
36. "STORM" has been deleted from the second note on Sheets C500 and C700.
37. The fifth note on Sheet C600 has been corrected to read Sheet C801.
38. All subsurface drain connections have been added to the storm sewer profiles.
39. The corrected typical street cross section for Knightstown Drive East and West has
been provided.
