The 'applicant proposes 8 residential lots ,on 8.44 acres. The petitioner also seeks the
following subdivision waiver:

The site is located at the northeast comer of 106th and Towne Road. The site is zoned S1.
Filed by Gary Murray of Mid States Engineering for Brad. Walker.
'The Committee forwards this item back to the full Plan Commission with a 5-0 favorable
recommendation~ Revised booklets were distributed to committee members. The modified
elevations and lighting fixtures should be illustrated to the full Commission at the meeting.
The Department recommends that the Plan Commission approve the proposed Primary
Plat in recognition of the following commitment offered by the applicant:
1. That no gates be installed on the frontage 'place in the future to restrict access from
Towne Road.
The applicanthas offered a letter stating this commitment. However the commitment needs to be
in recordable form and in, favor of future review by the Plan Commission. If the Commission
wishes the Department will review the final form of the commitment prior to recording.
Background:
The applicant is proposing an 8-lot subdivision on 8.44 acres to be p,latted'under standard platting
procedures Qfthe Subdivision Control Ordinance. In' addition one subdivision waiver is being
requested to allow the frontage place to'be private. Please see the informational packet provided
by the applicant to view the layout of the lots and the areas provided as open space.
