3. Docket No. 04090043 PP: Bella Terra Subdivision
The applicant proposes 8 residential lots on 8.44 acres. The petitioner also seeks the
following subdivision waiver:
Docket No. 04090044 SW: SCO 6.3.20 Private Streets
The site is located at the northeast corner of 106th and Towne Road. The site is zoned S 1.
Filed by Gary Murray of Mid States Engineering for Brad Walker.
The Public Hearing for this item was held on November 16th. Comments form that hearing
include the following:
1. Commitment by the developer not to install gates at either entry.
2. Request to see additional detail on the entry features.
3. Concern that all of the wildlife will go away.
4. Request to see downward directed lights.
5. Request to see plans shared with public prior to committee meeting.
The Department recommends that the Subdivis.ionCommittee forward this item back to
the full Plan Commission after all comments and concerns are addressed.
Background:
The applicant is proposing an 8-lot subdivision on 8.44 acres to be platted under standard platting
procedures of the Subdivision Control Ordinance. In addition one subdivision waiver is being
requested to allow the frontage place to be private. Please see the informational packet provided
by the applicant to view the layout of the lots and the areas provided as open space.
