Proiect Summary North Meridian Medical Pavilion The Real Estate is generally located at approximately 12202 North Meridian Street, Northwest of Old Meridian Street and Meridian Street. This site is zoned B-6 and B-3 Business District and S-2 Residence District. An Applic~tion for Rezoning to the B-6 Business District Zoning Classification has been filed and is currently pending for initial hearing before the Carmel Plan Commission with respect to that part of the Real Estate (that part which will lie east of Illinois Street extended) comprising a part of.Lot 9 in Williams Creek Farms Subdivision and which is currently zoned S-2. A Petition to rezone the remaining S-2 Residence District and B-3 Business District portions of the Real Estate to the B-6 Business District Zoning Classification has already bee,n heard (on October 19, 2004) by.the Carmel Plan Commission, and is currently pending upon a favorable recommendation for approval before the Carmel Common Council. There are'no variances or waivers being sought. The site plan, as detailed, complies with applicable zoning development standards, including those applicable to real estate within the U.S. Highway 31 Corridor Overlay Zone. ADLS approval and Development Plan approval is being sought. The proposed project consists of two 88,878 square foot, three story rectangular shaped buildings located adjacent to each other on the east side of the site, principally oriented in a north-south direction. The exterior of each building will consist of architectural pre- cast glass and architectural metal panels. Off-street parking is provided, located primarily west of the buildings, consisting of 742 parking spaces. Stonn water detention and water quality run-off facilities are designed to comply with applicable requirements. The Landscape plan, as more detailed and submitted herewith, complies in all respect with ordinance and overlay zone requirements. Signage is proposed on the west and east face of the building, with low-level monument signs proposed on the north side of the southeast entrance and at the south driveway entrance on the east side of the site once Illinois Street has been.extended. It is anticipated that this project will accommodate medical and office and related facilities. However, no emergency,medical facilities are planned.
