We have received the information regarding your rep1at request that is scheduled to be heard at the
November 17,2004 Technical Advisory Committee meeting. We offer the following comments:
1. Does the elimination of the tennis courts vio1at.e any covenants of either development? Will
variances be required due to loss of green space, etc.?
2. Is the Lot 1 property line shown adjacent to the Kirkgate Court right of way line?
3. We vvou1d request a certified engineer's ~stimate for 100% of the cost of labor and materials to
~o~s~ct ~he rig~t orvyay sidewalk for this lot. vVe also request a Performance Guarantee for the
Bidewall{iil;the amount of the Engineer's Estimate.
4. Although a platted lot may have one drive\vay curb cut that d.oes not require Board of Public
Works and Safety approval, we \vould request that a right of way pennit an~ $2,000.00 right of
vvay bond be posted prior to construction of the driveway accessing this lot.

We have reviewed the primary plans submitted to the Hamilton County Surveyor's Office on
November 9, 2004 for this project and have tile following comments:
1. This project falls within the jurisdiction ~fthe City of Cannel.
2. The proposed projeot DO'ES NOT fall in a Carmel Wellhead Protection Area.
3. The proposed project does not fall in a regulated drain watershed.
4. The Hamilton CO\1nty Surveyor's Office has no objection to the proposed replat.

Carmel for Technical Review this date. Purpose of the replat is to split Block A, currently containing
swimming pool, pool house and tennis courts, into two tracts, eliminating the tennis courts. The north
tract, to be known as Block A, Lot 1 will become single family residentiaL Frontage to said lot would be
off of Kirkgate Court. The south tract will remain as is with. existing pool and pool house. Please review

Dear Mr. Barnes:
This letter is in response to your Secondary Plat and Primary Plat Amendment Applications for
Woodgate, See 2, Blk A. Additional comments will be made by members at the TAC Meeting on
December 15. Please complete the following items:
PP Amend
1. Please have title read "Primary Plat Amendment" on sheet 1.
2. Show/label the 10-ft side yard setbacks.
3. Please provide copies of your Transmittal letters with TAC members so we know they have
received plans. TAC members should receive plans by November 30.
4. Please add docket no. 04110007 PP Amend to sheet 1.
5. Please provide the official list of adjoining properties fonn the Hamilton County Auditor's
office.
6. On lot 1, please make the southern lot line thicker, more visible.
7. Show/label road right of way on Kirkgate Ct.
8. Provide a copy of covenants, if any.
9. Provide filled-out findings of fact for the Primary Plat Amendment (may be found with
application).
10. Provide a filled-out/notarized affidavit of notice of public hearing.
11. Please show iron pins at the comers of Lot 1.

Please submit a revised Secondary Plat with the above-mentioned changes. Once these changes have
been made and comments addressed, please produce a Mylar copy for signature by this Department.
Two paper copies of the plat must be filed with the Mylar prior to recording, and three paper copies and a
Mylar of the recorded plat must be submitted following recording. Our approval of the secondary plat
(signature) will be forthcoming upon revision of the plans according to the items listed above and with
the approval of the Primary Plat Amendment by the Plan Commission.
