LANDSCAPE EASEMENT
LEGAL DESCRIPTION
A part of the Southwest Quarter of Section 6, Township 17 North, Range 3 East of the
Second Principal Meridian, located in Clay Township, Hamilton County, Indiana and
being described as follows:
Commencing at a railroad spike at the southeast corner of the Southwest corner of the
Southwest Quarter of Section 6, Township 17 North, Range 3 East; thence; South 89
Degrees 12 minutes 24 seconds West (assumed bearing) 1381.48 feet along the south
line of said Southwest Quarter (the South line of said Southwest Quarter being
established in agreement with information found on the plat of "The Park at Weston
Place, Section One" Instrument #9537316, Plat Cabinet 1, Slide 558 and a survey of the
parent tract by Weihe Engineers, Inc., dated July 21, 2002); thence North 00 degrees
47 minutes 36 seconds West 743.23 feet to a MAG nail; thence South 69 degrees 03
minutes 51 seconds West 120.00 to a 5/8 -inch rod with a yellow cap marked Miller
Surveying; thence South 38 degrees 55 minutes 12 seconds West 27.24 feet; thence
South 69 degrees 05 minutes 15 seconds West 23.00 feet to the POINT OF
BEGINNING; thence South 69 degrees 05 minutes 15 seconds West 36.00 feet to the
east right of way of U.S.R. 421 ( Michigan Road); thence North 23 degrees 08 minutes
37 seconds West 109.38 feet along said right of way line; thence North 19 degrees 32
minutes 15 seconds West 86.31 feet along said right of way line; thence North 69
degrees 05 minutes 15 seconds East 38.23 feet; thence South 20 degrees 54 minutes
45 seconds East 193.69 feet to the POINT OF BEGINNING.
At the request of the client, Sandor Development, this easement was written from a
survey by Miller Surveying and an A. L.T.A. survey by Weihe Engineering. No survey
and limited field inspection of the parcel was performed in writing this legal description is
therefore subject to any overlap, gaps and /or encroachments which a survey of the
parcel might reveal.
