The applicant seeks the following development standards variance approvals for an additional sign:

The site is located at 625 East Carmel Drive and is zoned B-8/Business. It is not located within any overlay zone.

Analysis:
The Sign Ordinance allows for one sign
per public street frontage. Because this
site has only one public street frontage,
only one sign is allowed. The maximum
square footage allowed for one wall sign
would be 120 sq. ft. The size of both the
proposed ground sign and wall sign is less
than this maximum size. 100.84 sq. ft. is
the size requested. Because the size of the
two signs is less than is allowed for one

Petitioner’s Findings of Fact:
1. The approval of this variance will not be injurious to the public health, safety, morals, and general
welfare of the community because
: the combined area of the two signs is 19.16 sq. ft. less than the 120 sq.
ft. that is allowed for the permitted wall sign.
2. The use and value of the area adjacent to the property included in the variances will not be affected in a
substantially adverse manner because
: the real estate is located within a large area of the B-8 District
zoning and is surrounded by similar uses with similar signage.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because:
both reasonably small front façade signage and reasonably
small ground signage near the right-of-way is needed to best identify the use that this location, as evidenced
by similar signage in the area.
