MERRILL, Of Counsel JON C. DOBOSIEWICZ, Land Use Professional Atapco is the owner of 34 acres located on the northeast and southeast corners of Carmel Drive and Guilford Road. The property is zoned M3 (manufacturing) and is outlined on the attached aerial photograph. The M3 (manufacturing) district allows manufacturing, office, retail and multi - family residential uses. Atapco has requested approvals to redevelop its site. To this end, the public hearing before the Plan Commission occurred on June 18, 2013 and was followed by 3 meetings of the Special Studies Committee. During the Committee process, this matter was reviewed with great care. At the conclusion of the Committee process, this matter was returned to Plan Commission, next meeting on September 17, 2013, with the Committee's unanimous favorable recommendation. Included with this correspondence are (i) a summary of the many revisions to the PUD resulting from the productive Committee process and many helpful meetings with Staff, (ii) an updated version of the PUD containing all revisions and (iii) a redlined version of the PUD comparing the updated version of the PUD to the original PUD. Atapco's site is uniquely situated as a gateway between the Meridian Corridor and the City Center. As set forth in the PUD Ordinance, Atapco's vision is to enhance this unique location by providing appropriate transition through an integration of mixed uses, including multi - family, retail and office. As fully detailed and illustrated by the PUD Ordinance, this mix of uses will be delivered with a high level of site design, architecture and landscaping. The proposed redevelopment represents a very considerable and purely private investment fostered by our City's substantial economic development investment in physical infrastructure and in cultural and recreational amenities.
