Dear Mr. Maxwell:
At the meeting held Monday. September 9,2013,the Cannel Advisory Board of Zoning Appeals I-Iearing Officer
took the following action regarding the Developmental Standards Variances(V)filed by you for the property located
at 4400 W.96th Street.
APPROVED: Docket Nos. 13080012 through 13080013 V: Development Standards Variances for compliance with the
Transportation Plan,(75 feet half ROW required,65 feet half ROW requested) and reduced front hufferyard &plantings
(15 feet required,8 feet requested) with the Condition that the final Landscape Plan is approved by the Urban Forester.
Please be advised that per Section 30.05.05: Time Limit of the Zoning Ordinance, the aforementioned Development
Standard Variance approvals are valid for three(3)years.By that time,either continuous construction of the
improvements must be underway,or a written request for a one-time,six-month extension of the approvals must have
been received and approval granted by this Department.The expiration date of the approvals is September 9, 2016.
Please include a copy of this letter with any permit.application.
