' INDIANA LIGHTING CENTER
11 INTRODUCTION
The new Indiana Lighting Design Center is to be located at the
I intersection of U. S . 31 North (Meridian Street) , and 131st Street .
The design center consists of a new 28 , 200 Square Foot structure,
with Indiana Lighting Center as the primary tenant . The site
I consists of approximately 4 . 066 contiguous acres, having been
truncated from the balance of its original land parcel by the U. S .
31 project . The land is vacant with no present structures, having
I been used primarily as farmland. There is an existing church
building directly to the east of the site, residential to the
southeast, commercial to the south, and U.S . 31 to the west and
north.
IIThe building occupants consist of a new Indiana Lighting Center
store and two additional tenants related to the residential home
I improvement market . The tenant spaces are primarily retail, with
each tenant having the option of storage or light warehouse space
in the rear of each space. The building will be a one-story,
painted masonry structure, with a primarily glass front elevation
11 for merchandise display. The front facade will be highlighted in
three locations with vertical ' towers ' , signifying each tenants
major display area and/ or entry. The siting and configuration of
I/ the building, are planned around and respond to the design
constraints of this site .
I Landscaping, parking, signage, and exterior illumination will be
planned to meet the City of Carmel requirements and the Meridian
Street Corridor/ U.S . 31 Overlay Zone . Sanitary sewers will be
connected to an existing Pennsylvania Street inlet approximately
'' 400 feet to the south and to the east of the project . Storm
drainage from the site will be handled by a detention area
immediately to the west of the site, with overflow inlets into the
II adjacent U. S . 31 drainage swales east of the highway as approved by
the Indiana Department of Transportation. A traffic study produced
for the site indicates no significant impact on the neighboring
areas nor Pennsylvania St . or Meridian (U.S . 31) .
