Residence Inn by Marriott
Residence Inn by Marriott is the leader in the quality tier of the extended stay lodging segment,
with apartment like suites offering a residential environment for a longer length of stay. Guests
typically stay five or more nights. Focusing on extended stay business helps maximize profits in
three ways: increased revenue by extending roomnights into holidays and weekends; reduced
labor hours and controllable costs; and, reduced wear and tear on facilities due to fewer
check - ins /outs.
Residence Inn enjoys customer preference that translate into outstanding performance in
occupancy, revenue per available room and market share premiums of 20% over the
competition.
Our prototype components offer developers the opportunity to maximize efficiency of design
and construction cost while optimizing units per acre. The following information was developed
to guide you through the planning process. This brochure shows the necessary Residence Inn
prototype components along with typical project site plans. A prototype component matrix
delineates the acceptable combinations of gatehouse and guest buildings allowing for a full
range from a 66 -suite property to over 156- suites.
Should you pursue a site calling for a solution other than the prototypical 3 -story designs
depicted here, you must submit a siteplan, building plans and building elevations to Marriott's
Architecture and Construction department to confirm compliance with our criteria. Exceptions
to the use of prototype site plans, building plans and elevations must be approved in writing by
Marriott.

• Excellent visibility of building
from major artery
• Good access to site with
visibility prior to exit
- Zoning should be in place
- Secure and safe surroundings
- Site should be well positioned
competitively relative to key
traffic and demand generators
- Limited code or convenant
restrictions
- Indoor pool used in northern
half of country or site sensitive
locations
• Swimming pool and spa
required
- Rectangular in shape to
maximize efficiency of land
purchase and parking perimeter
circulation
• Relatively level in topography
- Provide for one parking space
per guestroom
- Provide landscape buffers and
be well maintained
- Utilities should be readily
available to the site
-Well screened service features,
away from guest view
- Clearly defined guest access
points to building
• Located near food facilities
